The Assistant Chief Engineer supports the Chief Engineer in the operation, maintenance, and repair of all building systems within a 10-story, 125,000-square-foot, multi-tenant office property located in the Sharpstown area. This role assists with the day-to-day engineering operations of the building, helps ensure optimal system performance, and provides hands-on maintenance support while serving as a backup to the Chief Engineer. The ideal candidate possesses strong technical skills in HVAC, electrical, plumbing, water, sewer, and general building maintenance and is committed to delivering exceptional service to tenants and ownership. The building has been operating for 50 years.

Key Responsibilities

· Assist the Chief Engineer in overseeing the safe and efficient operation of all building mechanical, electrical, plumbing, and life safety systems

· Perform preventive maintenance, inspections, troubleshooting, and repairs on HVAC equipment, chillers, boilers, pumps, electrical systems, lighting, and plumbing fixtures

· Respond promptly to tenant service requests, maintenance issues, and building emergencies

· Assist in maintaining water distribution, sewer, drainage, and backflow prevention systems

· Monitor and maintain building automation systems and equipment performance

· Coordinate with contractors and vendors performing maintenance, repairs, and inspections

· Support the development and execution of preventive maintenance programs and schedules

· Maintain inventory of maintenance supplies, tools, and replacement parts

· Ensure compliance with applicable building codes, safety regulations, and company policies

· Assist with capital improvement projects and building system upgrades

· Maintain accurate maintenance records, work orders, equipment logs, and inspection reports

· Perform routine building inspections and identify opportunities for operational improvements

· Serve as acting Chief Engineer in the Chief Engineer's absence

· Support general building maintenance tasks, including minor carpentry, painting, and repairs as needed

Qualifications

· 3+ years of commercial building engineering, facilities maintenance, or related experience

· Strong working knowledge of HVAC systems, air handlers, pumps, controls, and building automation systems

· Experience with electrical systems, lighting, and basic troubleshooting of low- and high-voltage equipment

· Knowledge of plumbing systems, water distribution, sewer systems, and general building maintenance practices

· Ability to read and interpret technical manuals, blueprints, schematics, and building plans

· Strong troubleshooting, problem-solving, and organizational skills

· Ability to work independently and prioritize multiple tasks in a fast-paced environment

· Excellent communication and customer service skills

· Relevant trade certifications or licenses preferred (HVAC, Electrical, Boiler, or Stationary Engineer certifications a plus)

· Proficiency with computerized maintenance management systems (CMMS) preferred

Work Environment

· Full-time, on-site role, I-69 & Bellaire

· Occasional after-hours, weekend, and emergency response work required

· Physical requirements include lifting up to 50 pounds, climbing ladders, working in mechanical rooms, rooftops, and other building service areas

· Frequent walking, standing, bending, and use of maintenance tools and equipment
