Facilities Operations SpecialistOTO Development LLC is seeking a detail-oriented Facilities Operations Specialist to join our dynamic team at our corporate office in Spartanburg, South Carolina. This position is based full-time on site in our Spartanburg, SC corporate office. Hybrid, remote and relocation assistance are not available for this role.Key ResponsibilitiesProvide direct logistical and operational support to Regional Directors of Facilities across multiple hotel propertiesCoordinate facility maintenance schedules, vendor relationships, and service contractsAssist in developing and implementing facility maintenance programs and standard operating proceduresMonitor facility compliance with brand standards, safety regulations, and company policiesMaintain brand energy programs and Energy Star certifications across hotel portfolioTrack and monitor licenses and permits for all properties to ensure complianceSupport capital improvement projects from planning through executionCoordination and Documentation FunctionsMaintain detailed records of facility maintenance activities, costs, and vendor performanceCoordinate with purchasing department for facility-related procurement needsPrepare reports and analysis on facility operations, costs, and performance metricsAssist in budget preparation and expense tracking for facility operationsSupport the development of preventive maintenance programsCommunication and CollaborationServe as liaison between corporate office and property-level facilities teamsCommunicate facility issues and solutions to stakeholders at all levelsCollaborate with other departments including Operations, Sales, and FinanceParticipate in cross-functional teams and special projects as assignedTravel and Field SupportThis position may require up to 25% travelTravel to hotel properties to conduct facility assessments and provide on-site supportAssist Regional Directors with property inspections, vendor meetings, and emergency response coordinationDocument facility conditions and maintenance needs during property visitsProvide training and guidance to property-level maintenance staffTravel may be outside the local area and overnightRequired QualificationsEducation and Preferred ExperienceBachelor's degree in Facilities Management, Engineering, Business Administration, or related field preferredMinimum 3-5 years of experience in facilities management, preferably in hospitality industryExperience with hotel operations and brand standards is highly desirableTechnical SkillsProficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook)Experience with computerized maintenance management systems (CMMS)Knowledge of building systems including HVAC, electrical, plumbing, and fire safetyUnderstanding of ADA compliance and safety regulationsCapabilitiesStrong organizational and project management skillsExcellent written and verbal communication abilitiesDetail-oriented with strong analytical and problem-solving skillsAbility to work independently and manage multiple prioritiesProfessional demeanor and strong interpersonal skillsFlexibility to travel and work in various property environmentsPhysical RequirementsAbility to walk property grounds and inspect facilitiesComfortable working in various environments including mechanical rooms, rooftops, and outdoor areasAbility to lift; up to 25 pounds occasionallyValid driver's license and reliable transportation for travel requirementsAbout OTOOTO Development (OTO) is one of the fastest growing hotel management companies in the lodging industry.
