Maintenance Technician

Maintenance TechnicianThe Maintenance Technician can identify and diagnose problems quickly and perform the necessary steps to correct the problem. This person has diverse and strong maintenance skills, great customer service, and strong verbal communication skills.Essential FunctionsResponsible for day-to-day grounds and housekeeping maintenance operations, adhering to the budget, and assist in managing vendor contracts relating to the community assets, development of standard operation policies and procedures.Work with assigned contractors to ensure quality service is provided to the community.Ensure all building facilities adhere to proper safety standards and cleaning procedures, but not limited to:General Maintenance: Replace light bulbs, control cobwebs around the community and touch up paint interior and exterior around common areas.Main Entrance & Parking Lot: Pick up litter, blow off debris.Perform minor repairs to the common area doors, equipment and facilities as needed.Clean and sanitize common areas, as needed.Inspect common areas and report any problems to the community association manager.Prepare any incident or accident reports and forward to the community association manager.Check conditions of roads, sidewalks, and curbs. Report any issues to the community association manager.Check and assess street signs, monuments, and informational signs. Report any issues to the community association manager.Process and manage work orders and update community association manager with project status and completion.Direct purchasing, receiving, storage, issuing and control of maintenance products, supplies, and equipment.Display flexibility in handling after-hours emergency calls.Any other duties assigned by the community association manager.Employee is required to provide their own tools necessary to perform the job.Education Required - High School Diploma or GED.Experience Required - Maintenance – 2 yearsCertifications Recommended:OSHA CertifiedBuilding Operator Certification (BOC)HVAC CertificationFirst Aid/ CPRJob SkillsAbility to enforce rules, regulations and policies with tact, firmness, and to resolve problems or concerns.Ability to deal with people effectively, courteously, and enthusiastically.Must possess excellent customer service skills and be able to establish and maintain good customer relations.Ability to establish and maintain effective and congenial working relationships with other employees.Ability to understand and follow simple, oral, and written instructions, and to communicate clearly and concisely.Proven ability to work both collaboratively and autonomouslyAbility to learn new tasks.Sufficient physical strength and agility to perform assigned tasks.Ability to comply with flexible work schedules.Work EnvironmentMust be able to perform repetitive body mechanics, including but not limited to, climbing a ladder, standing, stretching, twisting, bending, crouching, and kneeling.Prolonged standing, variable combination of outdoor and indoor environments while performing maintenance duties.EEO StatementRizzetta & Company is an Equal Opportunity Employer.
