Job Summary  

Under the Supervision of the Community Manager, the Housekeeper supports the cleanliness of all common 

areas for our current residents and vacant apartments for our future residents. Responsibilities include performing 

detailed cleaning that results in resident satisfaction and improving the property’s appearance. 

Essential Functions  

• Performs initial clean up and final detailed cleaning of apartment unit turnovers, including but not limited to: refrigerators, and range/ovens; exhaust fans and filters; counters, counter-tops and cabinets; sinks, vanities, tubs and showers; walls, hard surface floors and carpets; doors and windows; utility closets, washers and dryers. 
• Perform trash removal from units when necessary, including but not limited to, trash, food, furniture, fixtures, and other abandoned belongings in apartment units. Removal of furniture that requires assistance will be accommodated.  
• Maintain an average of 5 vacant cleans per week. 
• Ensure vacant units are completed within owner approved budgeted hours. Total unit turn time should not exceed 10 days including all internal work and outside vendor work.  
• Walks the property daily to clean leasing office, tour path, model apartments, laundry rooms, recreation rooms, elevators, stairwells, pools, amenities and ensure general curb appeal of community is pleasing to all five senses and is impeccably clean. 
• Performs cleaning and removal of trash and other debris including but not limited to pet deposits, cigarette butts, emptying trash cans in common areas, pet stations, debris from around dumpster area as well as vacant units. 
• Perform exterior duties such as watering flowers, removing debris, including but not limited to weeds, sticks or trash from property entrances, pool areas, clubhouse entrances, sidewalks, breezeways, stairwells, and other common areas as directed.  
• May be expected to perform other duties such as light painting, installing fixtures such as HVAC filters, window coverings, light bulbs, smoke detector batteries, or other light maintenance work when there are no cleans available and all exterior work is complete.  
• May be expected to perform inspection walks with Pest Control on a weekly basis and be responsible for completing the inspection log that includes testing faucets for leaks, filters, housekeeping concerns, and documenting any maintenance issue that is reported by the tenant.  
• Wash common area windows and screens, curbs, entrances, sidewalks, pool decks and furniture and other surfaces as needed. 
• Wash light poles and fixtures as needed. 
• Keep work areas, cleaning supplies, storage areas, equipment clean, and well organized.? 
• Maintain an adequate inventory of cleaning supplies and equipment, notifying supervisor when supplies are needed. 
• Follow all established techniques, procedures and policies for properly storing, using and mixing chemicals, disinfectants, and solutions used for cleaning, and for the proper disposal of waste.? 
• Ensure that all appropriate caution/safety signs are properly set up and posted prior to performing duties that could cause slips/falls or any other safety risks, and taken down when job is completed and risk has been removed. 
• Keep work areas attractive and free of hazardous objects such as protruding mop/broom handles, and unnecessary equipment – putting all equipment away as soon as the job that requires it is finished. 
• Use all appropriate safety and protective equipment and supplies when handling hazardous waste and/or chemicals. 
• Report any health, safety and /or sanitation concerns to the supervisor; including reporting any apartment repairs or conditions that need attention by other departments. 
• Follow all established PPE (personal protective equipment) policies when handling chemicals and/or cleaning; including wearing gloves, masks, aprons, etc. 
• Communicate with Community Manager on progress of work daily. 
• Maintain organized schedule and complete daily tasks on time. 
• Ensure all work?is completed according to TMC Property Management company?standards 
• Comply with TMC Property Management Company policies and procedures to all maintenance operations.. 
• Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies. 
• All keys must be secured, and no keys can be taken home without?authorization from?TMC Property Management. 
• Report to Community Manager any?inoperable?vehicles?on proper,?leaks, mold, injury, criminal activity and ensures incident report is submitted immediately.?

Other Responsibilities  

• Present a professional, efficient attitude to ensure resident satisfaction while working within company guidelines.? 
• Assist in trashing out vacant apartments. 
• Follow established policies governing the use of labels and Material Safety Data Sheets (MSDS). 
• Participate in annual cleaning of the community. 
• Ensure resident satisfaction and complete work orders performing quality work, using effective time management, and cleaning work area after completed.? 
• Assist office staff, as needed with posting notices on resident’s doors. 
• Comply with TMC Property Management uniform requirements. 
• Attend and participate in company meetings and trainings. 
• Assigned property can change based on needs of business. 
• Perform other duties as assigned.

Minimum Qualifications Required  

• High school diploma required. 
• Prior cleaning skills preferred. 
• Must know how to use common cleaning supplies and equipment. 
• Oral and written fluency in English preferred.? 
• Must have a valid state driver's license with clean driving record.?

Computer Skills:  

Requires ability to use smartphones to send email, text, and use applications. Ability to use electronic timekeeping?system.  

Materials and Equipment

?This role routinely uses cleaning supplies, sponges, dusters, cloths, cleaning brushes, mop, bucket, broom, dust pan, vacuum, basic hand tools, stepstools, and protective gloves. Hand carts are used to transports supplies. Work aides include caution signs, floor buffers, and ladders. Other work aids can include paint remover, spray bottles, and caulking.  

Physical Requirements?  

While performing the duties of this job, the employee is regularly required to communicate by?phone, email, and in-person discussions.?Will be required to use hands, fingers, feel, and reach with hands to perform job tasks.? 

This?position?is?very?active?and?requires?standing?or walking for long periods of time (up to 8 hours). In addition, the position requires bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 41 pounds with assistance.

Working conditions are normal for a fast-paced real estate management division.?

Working Conditions?  

Position requires driving to multiple properties in portfolio.?Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat. May be exposed to high places, toxic or caustic chemicals, and risk of electrical shock. While performing the duties of this job, the employee is frequently exposed to fumes, airborne particles, dust, and other possible irritants. The noise level in the work environment and job sites can be loud. Moving mechanical parts and vibration.? 

A valid driver’s license and reliable transportation is needed.
