Maxus Properties is seeking a Maintenance Supervisor for Depot on Main in Burleston, TX.Position SummaryThe Maintenance Supervisor is responsible for overseeing the maintenance operations, physical condition, and safety of the community. This role leads the maintenance team, coordinates service requests and preventative maintenance programs, manages maintenance budgets, and ensures compliance with company policies and applicable safety regulations. The Maintenance Supervisor works closely with the Property Manager to maintain high standards of property appearance, operational efficiency, and resident satisfaction while protecting the long-term value of the asset.Key ResponsibilitiesMaintenance Operations & Property ConditionOversee all daily maintenance operations including service requests, work orders, and unit turnsEnsure timely completion of resident service requests while maintaining high quality standardsMaintain the overall physical condition of the property including buildings, grounds, and common areasConduct regular inspections of the community to identify maintenance needs and safety concernsCoordinate preventative maintenance programs for HVAC, plumbing, electrical, and other building systemsTeam Leadership & DevelopmentProvide leadership, training, and supervision to maintenance technicians and grounds staffAssign work orders, prioritize tasks, and ensure team productivity and efficiencyPromote a culture of safety, accountability, and strong customer serviceAssist with hiring, onboarding, and ongoing development of maintenance team membersBudget & Inventory ManagementAssist in developing and managing the property’s maintenance budgetMonitor maintenance expenses and implement cost-control strategies where appropriateMaintain inventory of tools, equipment, and maintenance suppliesCoordinate purchasing and ensure cost-effective use of materials and vendor servicesCompliance & Risk ManagementEnsure compliance with OSHA standards, safety procedures, and company policiesMaintain compliance with local, state, and federal regulations related to property maintenanceEnsure proper documentation and tracking of maintenance activities and inspectionsSupport property compliance requirements including life safety systems, inspections, and required certificationsVendor Coordination & Capital ProjectsManage vendor relationships and coordinate contracted services as neededEnsure vendors perform work according to contract, safety standards, and company expectationsAssist with capital improvement projects including planning, coordination, and oversightWork closely with the Property Manager and Regional Manager on property improvement initiativesResident Service & CommunicationRespond professionally to maintenance-related resident concerns and service requestsCommunicate with residents regarding maintenance timelines, repairs, and property updatesSupport a positive resident experience by ensuring maintenance issues are addressed promptly and thoroughlyQualificationsRequired:3+ years of residential or multifamily maintenance experience1+ year of maintenance leadership or supervisory experienceStrong working knowledge of HVAC, plumbing, electrical, and general building systemsExperience managing maintenance budgets, inventory, and vendor relationshipsKnowledge of safety standards, OSHA guidelines, and regulatory compliancePreferred:EPA Certification (Type II or Universal)HVAC certification or equivalent technical trainingExperience with property management or maintenance tracking softwareExperience overseeing maintenance operations for larger or multi-building communities #J-18808-Ljbffr Maxus Properties
