They will be responsible for overseeing the maintenance and repair of all equipment and facilities at their community. This includes being a hands-on leader, working on maintenance requests while also training and managing a team of maintenance technicians, scheduling and prioritizing maintenance tasks, and ensuring that all work is completed in a timely and budget-conscious manner.The Maintenance Supervisor, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.Job Location: The Reserve at Lake Irene, 1450 Sunshadow Dr. Casselberry, FL 32707Schedule: Monday thru Friday, 8:00am – 5:00pm, with rotating on-call schedule (some evenings/weekends required)Pay: $30 - $37 per hour + eligible for renewal bonuses (estimation, based upon experience)Full time / 40 hours per weekJob duties include:Ensure the completion of all service requests, including assisting techs as applicableSupervise, train, develop and lead a team of maintenance techniciansInspect community continuously, recording and correcting deficienciesEnsure that all keys are kept properlySchedule and prioritize maintenance tasksPerform routine maintenance and repairs on equipment and facilitiesCoordinate with Property Manager to ensure that maintenance work does not disrupt operationsEnsure compliance with Fair Housing and Miya's LawMaintain accurate records of all maintenance work performedEnsure that all maintenance work is performed in compliance with safety regulationsPerform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs dailyService requests made by residents should be completed within 24 hoursHandle ''on call'' duties whenever needed; will carry a cell phone on a regular basisAssist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)Order supplies (within budgetary guidelines); communicate and coordinate with vendorsAssist in the distribution of flyers, community signage and other materialsAssist in picking up litter & maintain small amount of groundsPerform preventative maintenanceKeep inventoryPerform additional tasks as assigned by Property ManagerQualifications:EPA Universal / HVAC certification is required5+ years of apartment maintenance experience, including 2+ years in a supervisory role.Strong expertise in HVAC, plumbing, electrical, appliances, carpentry, and general repairs.Proven experience maintaining older apartment communities and aging building systems.Ability to lead, coach, and hold a team of three maintenance technicians accountable.Excellent organizational, communication, and problem-solving skills.Experience managing work orders, make-readies, preventive maintenance, and emergency repairs.Knowledge of OSHA safety standards and Fair Housing compliance.Budget-conscious with experience managing inventory, vendors, and maintenance expenses.Resident-focused with a commitment to quality workmanship, timely service, and exceptional customer satisfaction.Reliable, professional, and available for after-hours emergency on-call responsibilities.Minimum of basic language skills in English (Spanish speaking / bi-lingual preferred)Ability to work independently and as part of a teamBasic computer skills, including email and some Microsoft productsA Successful Candidate:CPO certification and REAC inspection experience preferredMaintains a service-oriented environment by exhibiting a professional appearance and positive attitudeMust take pride in their workMust have the ability to interact effectively with prospects, residents, peers, and managementBenefits:At Atrium, we invest in the whole you -- your HEALTH, your TIME, your FUTURE, and your GROWTH.
