About Denton Floyd

Denton Floyd was founded in 2008 in Jeffersonville, Indiana by two partners who believed a simple thing: a home is part of a family, and families create communities. What began with just over 300 units has grown into a vertically integrated real estate firm with more than 16,000 units owned, managed, or under development across Kentucky, Indiana, Ohio, Tennessee, Florida, Missouri, and Texas, spanning Class A multifamily, senior living, and industrial assets.

We develop, we build through our own general contractor, Forge Construction, and we manage what we own. The person underwriting a deal sits down the hall from the people who will build it, lease it, and operate it, which means assumptions get tested by the people who have to live with them.

Most developers fall in love with deals. We fall in love with the discipline that lets us walk away from most of them. We invest in market intelligence, proprietary demand modeling, and a repeatable underwriting standard applied the same way to every deal. We build our own tools rather than renting conclusions from third parties, we use AI and modern data platforms to compress the distance between question and answer, and we hold ourselves to one set of numbers that ownership, lenders, and capital partners can all trust. The product type changes. The standard does not.

As Senior Analyst, Investments, you are the analytical engine of our growth. Every opportunity we pursue across senior living, multifamily, and industrial passes through your desk before it reaches the investment committee. You will build the models, run the market analysis, assemble the capital markets materials, and construct the investment committee packages that determine where we place our capital.

You will carry assigned transactions end to end, from first screen through closing, with limited oversight. You will also set the analytical standard for the team: work produced by junior analysts passes through you before it reaches leadership, and you answer for it as though you had built it yourself.

You will report to the Vice President, Investments, and work directly with capital markets, development, design, and Forge Construction.

Modeling and analysis

• Build institutional-quality development and acquisition models covering sources and uses, draw schedules, absorption and lease-up, operating proformas, debt sizing, and joint venture waterfalls
• Stress test the variables that actually move outcomes: rents, absorption pace, cost escalation, interest rates, and exit cap rates
• Own the firm's standard model architecture and review junior analysts' models before they leave the team
• Prepare monthly construction reports, quarterly reforecasts, variance analysis, and recurring investor, lender, and JV partner reporting

Market intelligence and site selection

• Screen markets and submarkets using NIC MAP, CoStar, Esri, Census, and proprietary internal tools
• Build primary market area studies, penetration analysis, cohort sizing, and demand-to-supply conclusions that withstand lender and equity scrutiny
• Maintain competitive set libraries, rent and occupancy comps, and construction pipeline tracking
• Conduct site visits, competitor tours, and mystery shops, and translate what you observe into underwriting assumptions rather than anecdotes
• Author and present go or no-go screening memoranda under your own name

Capital markets and transaction execution

• Assemble offering memoranda, equity presentations, and lender packages that present the thesis clearly and the risks honestly
• Serve as day-to-day contact for lenders, equity partners, and brokers on assigned transactions
• Build and administer data rooms, lead diligence against the contract calendar, and coordinate third party consultants and counsel
• Normalize trailing twelve month statements, rent rolls, and capex history to a defensible in-place NOI
• Support LOI and PSA economics, closing checklists, and post-closing obligations

Investment committee

• Prepare and present committee memoranda stating the thesis, base case, downside case, key risks, and mitigants without decoration
• Bring a recommendation, not just a package, and defend it under challenge from ownership
• Be prepared to source every number that reaches the committee on demand
• Maintain the pipeline log of what we pursued, approved, declined, and closed, so the firm can honestly grade its own decision making

• Opening a model first thing because an assumption moved overnight, and knowing within the hour what that does to returns
• Pulling demographic, competitive, and pipeline data on a market you had never heard of last week, and forming a real opinion about it
• Running a lender call, holding the counterparty to what was actually agreed, and updating the term comparison before the day ends
• Sending an analyst's model back when the source discipline is not there
• Telling a senior person the deal does not work, and having the analysis to support it
• Fixing something structural in a model or a tool so the same question never takes as long to answer again

Travel is periodic and purposeful, generally 10% to 20%, driven by site tours, market visits, and capital partner meetings.

This seat is designed to grow into leadership. Senior Analysts who demonstrate judgment and ownership take on deal leadership, mentorship of junior analysts, and a path toward Vice President level responsibility. You will join a team small enough that your work is visible from the first week, inside a company growing fast enough that the ceiling above you is a question of capability rather than tenure.

Requirements

What you bring

• Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related quantitative discipline
• Five to eight years in real estate investment banking, brokerage or capital markets, development, private equity, lending, valuation, or a comparable analytical seat
• Demonstrated ownership of underwriting from screening through closing
• Advanced Excel capability, including multi-tab development proformas, debt sizing, and joint venture waterfalls built from scratch rather than adapted from a template you do not fully understand
• Comfort working with demographic, competitive, and supply data, and the ability to convert raw data into a conclusion someone can act on
• Practical fluency with AI tools and modern data platforms, paired with the discipline to verify what they produce
• The ability to write a clear memorandum and build a clean presentation
• Demonstrated ability to review the work of others, set a standard and hold it, and raise the capability of people who may not report to you
• Self-directed work habits, a bias toward finishing, and comfort operating without daily supervision on a lean team
• Sound judgment handling confidential financial, transaction, ownership, and partner information

Nice to have

• Familiarity with NIC MAP, CoStar, Esri, or Argus
• Coursework or certification in real estate finance, progress toward the CFA, or a graduate real estate degree
• Senior living, multifamily, or industrial experience. Welcome but not required, because product knowledge can be taught and analytical discipline cannot
