Pre-Development Project Manager

Responsibilities Manage due diligence, entitlements, and permitting for multiple datacenter development projects on one or more campuses. Create and communicate monthly updates on predevelopment program and project status for executive-level reviews. Present information to support efficient decision making. Work with stakeholders, designers, consultants, and construction teams to develop a master campus development program, site master plans, and capital budgets. Identify and mitigate risks related to due diligence, entitlements, and permitting to maintain project timelines and budgets. Draft scopes of work, evaluate and select vendors, and negotiate contracts. Ensure stakeholders understand the entitlement and permitting strategy for each project. Create and monitor project budgets to achieve predictability in budget and cash flow. Set schedules, collaborate with internal and external teams to deliver projects on time. Collaborate with Sales Engineers and Product teams to support custom deal solutioning. Represent the company in meetings with authorities, regulatory agencies, and the public. Enhance project management processes and protocols. Qualifications Two or more years of professional experience in commercial real estate development, property management, or land acquisition. Experience with Bluebeam, Smartsheet, Microsoft PowerPoint, and Excel for program updates and budgeting. Be able to travel up to 25% of the time. Preferred Qualifications MBA or master’s degree in Engineering, Real Estate, Land Planning, or a related field. Experience managing a portfolio of projects in multiple markets. Experience delivering mission‑critical data center facilities. Extensive knowledge of large‑scale or complex land development. Knowledge, Skills and Abilities In-depth understanding of commercial real estate development processes, including due diligence, entitlements, permitting, zoning, environmental assessments, and municipal approvals. Strong familiarity with infrastructure planning, civil engineering principles, and utility coordination. Knowledge of budget forecasting, financial modeling, and capital planning. Project management, strategic thinking, technical proficiency, negotiation and vendor management, presentation and reporting, relationship building. Ability to work cross‑functionally, handle high‑pressure environments, adapt to changes, and lead teams. Abilities Cross‑functional collaboration.
