Compensation: $21.00 - $23.00 per hour (Based on experience)

We are seeking a motivated, dependable, and energetic Assistant Manager to join our close-knit team and help us carry forward this forty-year tradition of excellence.

Position Summary
As an Assistant Manager, you will support all day-to-day operations under the guidance of the Facility Manager and Regional Supervisor. You will be the key leader on-site—handling financial transactions, managing customer accounts, and maintaining the facility's physical appeal. You must be comfortable and proactive working both behind the desk and out on the property.

Core Responsibilities

Sales & Front Office Administration

• Leasing & Customer Service: Greet prospective tenants with high energy. Answer inbound phone calls, website inquiries, and Yelp messages. Turn inquiries into on-site tours and completed lease agreements. 
• Solution-Based Selling: Learn our facility dimensions and amenities including our facility layout, elevator access, interior units, and flatbed moving carts—to recommend optimal storage solutions. Actively upsell moving supplies (boxes, tape, locks).
• Account Management: Complete digital data entry for move-ins and move-outs. Manage customer accounts, address billing inquiries, and collect late payments. 
• Financial Oversight: Open and close the cash drawer daily. Verify balances, manage petty cash, process credits/fee waivers under supervision, and handle regular bank deposits and post office runs. 
• Delinquency Control: Conduct collection calls, send out payment reminders, and meticulously prepare tenant files for regularly scheduled storage auctions. 

Facility Care & Maintenance

• Daily Cleaning: Maintain a pristine, 5-star appearance by cleaning offices, restrooms, buildings, windows, and vacant units daily. 
• Property Inspections: Perform daily lock checks and facility walk-throughs to ensure total property security, gate compliance, and unit readiness. 
• Light Maintenance: Keep the curb appeal high by performing light manual labor on grounds, reporting larger maintenance issues to the Manager, and supervising scheduled vendors. 

Strategic Operations & Multi-Site Support

• Competitor Marketing: Conduct twice-monthly market surveys and complete internal audits. Market surveys require traveling to local competitors in person to audit their pricing, specials, and amenities.
• Multi-Site Coverage: Maintain reliable transportation to step in and provide operational coverage at neighboring storage locations when required. 
• Revenue Goals: Actively participate in annual revenue goal meetings that directly impact your performance bonus. 

Physical Demands & Environment

• Lifting & Pulling : Ability to safely lift, push, pull, and carry up to 50 lbs. on a regular basis, including handling the tension and resistance of heavy roll-up storage doors.
• Mobility : Ability to walk the property frequently, stand for extended periods, and climb stairs across multiple floors (3–4 stories) daily.

Qualifications & Requirements

Required:

• Experience: Minimum of two (2) years in self-storage, retail sales, or hospitality management. 
• Schedule: Flexibility to work 5 days per week, including mandatory weekend shifts . 
• Shift Availability: Open to standard rotating 8-hour shifts (ranging from 7:00 AM – 4:00 PM to 10:00 AM – 7:00 PM). 
• Days Off: Enjoy two consecutive days off each week.
• Mobility: Valid driver’s license, clean driving record, and reliable personal transportation to handle bank deposits and multi-site coverage. 
• Background Check: Willingness to undergo a pre-employment background check, credit check, and drug screening. 
• Attributes: High-energy personality, exceptional time-management skills, and a sense of humor. 

Preferred:

• Software: Experience with SiteLink and OpenTech software. 
• Technical Skills: Basic proficiency in Microsoft Office (Outlook, Word, Excel, Calendar). 
• Languages: Bilingual fluency is a highly valued plus.
