Financial Controller – Turks & Caicos

Location: Providenciales, Turks & Caicos

Salary: $85,000–$100,000 per annum

Housing Allowance: $2,500 per month

Bonus: 20%

Package: Full insurance coverage, vehicle provided, $200/month gas allowance, home leave allowance of up to $600–$1,200 depending on country of residence, and 3 weeks' vacation per year.

I am hiring on behalf of a luxury resort in Providenciales, Turks & Caicos, for an experienced Financial Controller to lead the finance function across the resort and its related entities.

The Role

The Financial Controller will be the senior finance leader for the property, overseeing financial reporting, monthly close, budgeting, forecasting, payroll controls, statutory compliance, purchasing controls and the overall internal control environment.

The successful candidate will work closely with the resort's executive leadership team, providing financial analysis and commercial insight to support operational performance and profitability.

Key Responsibilities

• Lead the full-cycle accounting and monthly close process, ensuring accurate and timely financial statements.
• Prepare and review monthly P&L statements, balance sheet reconciliations and supporting schedules.
• Provide meaningful variance analysis against budget, forecast and prior year.
• Oversee internal, external and regulatory audits and act as the primary contact for auditors.
• Prepare annual operating budgets, periodic reforecasts and rolling cash-flow forecasts.
• Manage working capital and ensure all financial obligations are met accurately and on time.
• Oversee payroll controls, payroll accruals and reconciliation of payroll-related accounts.
• Ensure compliance with applicable taxes, statutory filings and regulatory obligations.
• Maintain strong internal controls across accounting, purchasing and IT.
• Oversee purchasing, receiving, inventory counts and cost-of-sales controls.
• Lead and develop the accounting, purchasing and IT teams.
• Develop the Assistant Financial Controller and ensure effective cross-training and succession planning.
• Participate in executive, HOD and revenue meetings, providing financial guidance to operational leaders.
• Support pricing, capital expenditure and other operational decisions through financial analysis.

Owner & Strata Accounting

The role will also have responsibility for the financial management of the property's strata and owner-related activities, including:

• Preparation of monthly and annual strata financial statements.
• Annual strata operating budgets and reserve fund contributions.
• Owner billing, collections and reconciliation of owner accounts.
• Rental programme revenue and owner distribution calculations.
• Presenting financial results to owners, boards and strata councils as required.

Candidate Profile

The ideal candidate will have:

• Minimum 5 years of progressive hotel or resort finance experience .
• At least 2 years as a Financial Controller or Assistant Financial Controller in a property of comparable size and complexity.
• Bachelor's degree in Accounting, Finance or a related discipline.
• Experience with strata, condominium-hotel, rental pool or owner accounting .
• Strong hands-on experience with monthly close, balance sheet reconciliations and financial statement preparation.
• Experience preparing and managing a full annual operating budget.
• Strong knowledge of USALI and hotel accounting principles.
• Experience across A/P, A/R, General Ledger, income audit, credit and collections, inventory, payroll, costing and P&L analysis.
• Advanced Excel skills.
• Proven experience leading, developing and coaching a finance team.

Preferred Experience

• CPA, CA, ACCA, CMA or equivalent professional designation.
• Experience with Opera PMS, Sage and ADP .
• Experience presenting to owners, boards or strata councils.
• Caribbean or island-resort experience.
• Luxury hotel or resort finance experience.

The successful candidate will be a hands-on finance leader with strong attention to detail, commercial awareness and the ability to work closely with operational teams in a luxury resort environment.
