Senior Preconstruction Manager

We are seeking an experienced Senior Preconstruction Manager to lead the planning, estimating and commercial development of complex construction projects from early concept through to contract award. This is a senior role for a strategic and detail-oriented professional who can bring clarity to complex requirements, build strong client relationships and ensure projects are developed on a robust, commercially viable basis.


You will manage the preconstruction process across multiple projects, coordinating design, estimating, procurement, planning, risk and value management activities. Key responsibilities will include preparing and reviewing cost plans, budgets, tender documentation and procurement strategies; leading estimating and bid reviews; assessing subcontractor and supplier pricing; identifying project risks and opportunities; and developing accurate programmes and financial forecasts. You will work closely with clients, consultants, design teams and internal stakeholders to establish project objectives, challenge assumptions and provide practical solutions that support successful delivery. The role will also involve leading preconstruction meetings, monitoring progress against agreed milestones, supporting contract negotiations and ensuring a smooth transition from preconstruction into construction.


The successful candidate will have substantial experience in a preconstruction, estimating or commercial leadership position within the construction or property sector, together with a strong understanding of design development, procurement methods, buildability, cost control and construction contracts. Excellent communication, negotiation and leadership skills are essential, as is the ability to manage competing priorities and influence decisions at senior level. You will be commercially astute, confident working with financial information and comfortable operating in a collaborative, fast-paced environment. A relevant construction, surveying, engineering or commercial qualification is preferred, along with demonstrable experience delivering successful tenders or preconstruction strategies for major projects.
