Senior MEP Superintendent (Austin, TX) - Austin Commercial We are seeking a Senior MEP Superintendent for the Austin, TX division to provide overall direction and control of the installation of electrical, plumbing, mechanical, sheet metal, insulation, sprinkler, and life safety systems for projects ranging from high‑rise office buildings to hotels. Responsibilities Begin work early in the project life cycle, evaluating mechanical/electrical design complexity and estimating construction costs and maintenance. Ensure constructability of design, code compliance, and determine scope, materials, and manpower requirements. Serve as a technical resource in meetings with owners and architects, explaining mechanical/electrical systems in technical terms. Attend weekly meetings with owners, architects, and subcontractors to outline work, phasing, scheduling, and quality expectations. Ensure timely submission and completeness of mechanical/electrical shop drawings; use pin bar, overlay, or CAD systems to identify space conflicts. Perform detailed inspections of mechanical and plumbing work, including P.P.E. routes, underground piping, solder connections, flanges, heavy pipe placement, and raceways. Coordinate with city electrical inspectors, resolve issues with architects and subcontractors, and perform regular inspections to ensure code compliance. Plan daily and weekly activities for each craft, providing detailed technical instructions to foremen and resolving ambiguities before construction begins. Provide technical guidance and assistance in resolving day‑to‑day construction problems. Assist the project manager in estimating change orders. Ensure compliance with all federal, state, and local laws, ordinances, codes, and company policies; assume overall responsibility for safety of employee‑owners. Inspect all field construction work, including subcontracted work, to maintain uniformly high‑quality workmanship and promptly correct deficiencies. Check sheet‑metal shop drawings for code compliance, duct space, connections, and coordinate with lighting fixtures and sprinkler heads. Inspect insulation installation, verify vapor barrier integrity, and review exposed pipe for heat tracing and freeze protection. Coordinate early with city fire department inspectors for sprinkler systems, review shop drawings, and ensure tamper and flow switch integration with the fire alarm system. Inspect and coordinate installation of all life‑safety systems, including smoke evacuation, pressurized building zones, fire‑man control centers, distress communication systems, and fire extinguishers. Review all change orders to confirm building code compliance, assess impact on other systems, and ensure reasonable cost estimates. Review subcontractor pay requests and resolve payment issues. Work extensively with subordinate MEP managers to provide technical guidance, training, and participation in meetings. Act as liaison between owners, architects, general contractors, and all associated disciplines. Maintain detailed and accurate daily job diaries of field construction activities. Perform close‑out tasks, including punch lists and final inspections. Handle any other duties as assigned. Successful completion of OSHA 30‑Hour Construction Industry Outreach Training (obtainable within the first year of employment). Proficient reading of construction plans and specifications.
