Facilities Project Manager

Job Summary The Facilities Project Manager utilizes experience in Mechanical, Electrical, and Plumbing (MEP) systems design and construction, with an emphasis on energy‑efficiency projects. The incumbent is responsible for coordinating all phases of construction projects and facilities modifications, from design concepts through construction administration, including inspections, testing, commissioning, and closeout. Appointment Information Salary: $120,000–$135,000 per year (budgeted) Benefits: Full benefits eligibility Schedule: Full‑time, Fixed; 40 hours per week (Mon‑Fri, Day shift) Location: UC Santa Cruz Main Campus Union Representation: Non‑Represented Travel: Up to 25% of the time Job Duties 50% – Project Management Create project schedules and budgets; report status as required by Capital Projects, Non‑Capital Projects, and Space Management. Ensure plans and specifications conform to program and campus standards. Review cost estimates and establish project schedules and budgets. Conduct schedule and budget reviews with clients and stakeholders. Establish project plans with office units (e.g., SMCP, Budget Office, Capital Project Units) and facilitate funding transfers. Oversee project closeout, commissioning, and transfer of Operations & Maintenance manuals and record drawings. 40% – Construction Bid or negotiate construction contracts; review and manage construction activities including schedule, RFIs, submittals, change orders, punchlists, and commissioning. Act as liaison among project participants to resolve problems or conflicts. Hire architectural/engineering firms to develop requirements, design criteria, and detailed drawings. Oversee services of architects and engineers and conduct campus plan reviews. Drive site visits with clients and vendors on campus. 5% – Program Meet with clients to define project scope and program. Oversee the project program. 5% – Administration Perform organizational, departmental, and administrative activities not directly related to projects, including committee service. Required Qualifications Bachelor’s degree in a related field or equivalent experience. Thorough working knowledge of building and construction practices, design, contract administration, and California Building Codes. Ability to administer a construction contract through all phases, including bidding, additions, submittals, scheduling, change orders, and closeout. Comprehensive project‑management skills for complex projects. Minimum six years of progressively responsible experience in construction project management. Knowledge of the University infrastructure and strategic building plans. Technical familiarity with at least five MEP systems (HVAC, piping, BMS, plumbing, fire protection, electrical, lighting, elevators, life safety, underground utilities). Proven problem‑recognition and resolution skills. Strong organizational, analytical, and quality‑control abilities. Excellent written, verbal, and interpersonal communication skills. Proficient in Windows, MS Office (Excel, Word), Adobe Acrobat, Bluebeam, and AutoCAD. Proficient in project scheduling programs (MS Project, Primavera, or equivalent) and database software (FAMIS, Tririga, FileMaker, or equivalent). Preferred Qualifications California Professional Engineer License Project Management Professional (PMP) certification LEED AP or Green Associate certification Familiarity with public‑works contract law and statutes Special Conditions of Employment Pass a pre‑employment criminal‑history background check. Complete employment misconduct disclosure process. Valid California driver’s license and participation in the DMV pull‑notice program. Hybrid work schedule confirmed: work from home/remote office and comply with UCSC telecommuting agreement. Complete required training within specified time frames, including UC compliance training.
