Maintenance Manager

Role Description The Maintenance Manager is a full-time, on-site role based in Greensboro, NC, responsible for overseeing all maintenance operations across assigned properties. This role plans, schedules, and supervises daily maintenance activities, including inspections, repairs, and preventive maintenance for building systems, equipment, and common areas. The Maintenance Manager leads and coordinates a maintenance team, assigns work orders, monitors progress, and ensures that tasks are completed safely, on time, and within quality standards. The position manages vendor relationships, coordinates outside contractors as needed, and supports budgeting for maintenance supplies, tools, and equipment. Daily responsibilities also include tracking maintenance records, responding to urgent repair requests, enforcing safety protocols, and communicating regularly with property management and other stakeholders. Qualifications Strong supervisory skills with experience leading maintenance teams, assigning work, and providing coaching and performance feedback. Proficiency in maintenance management, including scheduling, work order tracking, and coordinating vendors and contractors. Hands‑on experience with equipment maintenance and preventive maintenance for building systems and mechanical equipment. Skilled in maintenance and repair tasks, such as basic electrical, plumbing, HVAC support, carpentry, and general facility upkeep. Knowledge of safety regulations, building codes, and best practices for safe tool and equipment usage. Effective communication and organizational skills, with the ability to prioritize multiple tasks and meet deadlines. Experience in property or facilities management environments is preferred. High school diploma or equivalent required; technical certifications or vocational training in a maintenance‑related field are a plus.
