Facilities Technician IIThe Facilities Technician II is responsible for maintaining the facility, building systems, and utilities to ensure safe, reliable, and efficient operation. This position performs preventive maintenance, routine inspections, troubleshooting, and repairs on facility infrastructure, including HVAC systems, plumbing, electrical systems, compressed air, exhaust and ventilation systems, pumps, lighting, and other building equipment. The Facilities Technician II responds to facility-related issues promptly while supporting regulatory compliance, operational uptime, and continuous improvement initiatives.Key Duties and Responsibilities:Perform preventive and corrective maintenance on facility equipment and building systems.Conduct routine inspections of equipment and facility infrastructure to identify, diagnose, and resolve maintenance issues.Support inspections and maintenance of fire extinguishers, emergency lighting, eyewash stations, safety showers, and other life safety equipment.Recognize and report unsafe conditions, including chemical or water leaks, unusual odors, ventilation failures, and other facility hazards.Perform electrical troubleshooting and repairs involving lighting, receptacles, motors, switches, and low-voltage controls.Perform plumbing repairs and maintenance, including valves, fixtures, drains, and water distribution systems.Perform preventive maintenance and minor repairs on HVAC equipment, exhaust systems, pumps, and related mechanical systems.Repair and maintain office furniture, doors, fixtures, lighting, and general building components to ensure a safe and functional work environment.Maintain accurate maintenance records, work orders, inspections, and preventive maintenance activities using the Computerized Maintenance Management System (CMMS).Assist with coordinating, escorting, and monitoring outside contractors performing facility services, including HVAC, fire protection, utilities, landscaping, roofing, and specialty maintenance.Verify contractor work areas are left clean, safe, and fully operational following completed work.Participate in Facilities KPI reviews, maintenance planning, and work prioritization meetings.Perform routine facility inspections to ensure compliance with company policies, safety requirements, and applicable regulatory standards.Respond to facility emergencies by diagnosing system failures and performing timely repairs to minimize downtime, including power outages, fire alarm activations, water leaks, and equipment failures.Investigate equipment failures, determine root causes, and recommend corrective or preventive actions.Collaborate with management and cross-functional departments to resolve facility issues and improve operational reliability.Support maintenance requests from other departments as needed.Maintain a clean, organized, and safe work environment in accordance with company policies.Demonstrate teamwork by working cooperatively with others, proactively assisting coworkers, and contributing to departmental goals.Other duties as assigned.Qualifications, Education and/or Experience Required:High school diploma or GED required; technical or vocational training in industrial maintenance, electrical, HVAC, or related field preferred.Minimum of 3–5 years of experience in commercial or industrial facility maintenance.Strong mechanical aptitude with demonstrated troubleshooting and repair skills.Working knowledge of HVAC, plumbing, electrical, mechanical, and building utility systems.Ability to read and interpret technical manuals, equipment documentation, blueprints, and work instructions.Experience using common hand tools, power tools, testing equipment, and diagnostic instruments.Ability to perform basic electrical work involving lighting, receptacles, motors, and equipment controls.Familiarity with preventive maintenance programs and Computerized Maintenance Management Systems (CMMS).Strong problem-solving skills with the ability to work independently while exercising sound technical judgment.Excellent communication and collaboration skills with the ability to work effectively across departments.Exceptional attention to detail and commitment to quality and safety.Ability to prioritize work in a fast-paced, changing manufacturing environment.Ability to stand, walk, bend, kneel, climb ladders, and lift up to 50 pounds throughout a work shift.Familiarity with industrial ventilation and exhaust systems preferred.Experience working in an ISO- and/or FDA-regulated manufacturing environment preferred.OSHA certification, EPA Universal Refrigerant Certification, or other relevant maintenance certifications are a plus.Language Skills:English required, bilingual (Spanish) a plus.Physical Demands:This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds.
