Job Title: Maintenance Supervisor Employment Type: Full-time FLSA Status: Non-exempt Schedule: Monday – Friday 8:00am – 5:00pm; rotating on‑call after‑hour emergencies. Location: Two apartment communities totaling 96 units. Tamaryn Apartments – 9655 SW North Dakota St, Tigard, OR 97223 (Primary Property) Cross Creek Apartments – 8465 SW Hemlock St, Portland, OR 97223 Reports to: Property Manager Compensation Package Competitive starting hourly pay range: $30.00 – $30.00 Monthly phone allowance: $50.00 Monthly auto allowance: $200.00 Benefits Package Medical insurance at no cost to the employee Dental insurance at no cost to the employee Supplemental insurance available at employee expense (Vision, Life and AD&D, Critical Illness, Accident Protection Plan, Hospital Indemnity Protection Plan) 401k enrollment program available Life Balance Program access for associate‑only discounts Paid time off, accrued through the year at 5.66 hours per pay period (136 hours per year). 8 paid holidays off per year (Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Day After Thanksgiving, Christmas Eve, Christmas Day, New Year’s Day) Administrative Comply with all Fair Housing and Equal Housing Opportunities requirements Comply with appropriate state landlord/tenant statutes Comply with OSHA safety regulations Attend training and development seminars Communicate daily with the Property Manager & perform tasks as requested Asset Preservation Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable) Ensure preventative repairs are done on a regular basis Ensure that recalled appliances are promptly replaced New Resident Preparation Complete apartment turnovers within three days of vacancy Communicate with Property Manager on turnover schedule Ensure apartment turnover time is minimized via pre & post move‑out inspections General Maintenance Sustain inventory of tools, supplies, and materials Organize and maintain an orderly maintenance shop and storage areas Be on‑call for after‑hour maintenance emergencies on a rotating schedule, responding immediately Complete repairs involving electrical, plumbing, appliances, or general carpentry Maintain pool/spa (if applicable) Inspect to ensure the quality of vendor work is of the highest standard Perform janitorial services for interior & exterior, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, dusting Resident Experience Complete work orders within 24 hours of submission to community members’ satisfaction Promote community member satisfaction by maintaining high standard of cleanliness and curb appeal Paint interior and exterior surfaces as necessary Interact with members in a professional, courteous, non‑discriminatory manner What You’ll Need Authorization to work in the United States High School Diploma or equivalent Reliable transportation 2+ years of experience in multi‑family maintenance Possess your own hand tools General knowledge of various maintenance functions (groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids, ordering inventory) Demonstrates teamwork, good hygiene, ethical behavior, integrity, excellent customer service & communication skills, ability to multi‑task, resolve conflicts, engage in cost/benefit analytical decision‑making, and ambition for continuous professional development Your Work Environment Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, signage requiring ability to climb stairs, scaffolds, ladders, maneuver walkways Approximately 10% in office environment using computer/tablet and phone Frequent lifting, pushing, carrying or pulling of 20‑50 pounds Frequent kneeling, crouching, bending, reaching to inspect appliances and fixtures May be required to work weekends Mission Statement “Affinity doesn’t just manage an asset – we cultivate an investment.
