Job Title: HVAC Technician

Job Description

The Facilities Technician plays a crucial role in maintaining the organization's building systems by performing on-demand, corrective, preventative, and predictive maintenance. This includes work on commercial HVAC equipment, plumbing, electrical systems, building automation controls, patient care areas, and general facility infrastructure. The technician is expected to independently troubleshoot and repair building systems while coordinating with outside vendors and contractors for specialized repairs and capital projects. This role requires a highly skilled maintenance professional with strong HVAC experience and a broad knowledge of commercial building systems.

Responsibilities

• Perform preventive, predictive, and corrective maintenance on HVAC, plumbing, electrical, and mechanical systems.
• Troubleshoot, repair, and maintain commercial HVAC equipment, including RTUs, split systems, air handlers, chillers, VAV boxes, and controls.
• Complete facility inspections and monitor building automation systems to ensure proper building performance and environmental conditions.
• Diagnose heating, cooling, airflow, humidity, and ventilation issues, and coordinate vendors for complex repairs as needed.
• Perform routine HVAC maintenance, including filter changes, belt replacement, lubrication, coil cleaning, and seasonal inspections.
• Complete general building maintenance, including plumbing, lighting, drywall, painting, ceiling tiles, carpentry, and minor electrical repairs.
• Maintain patient care, clinical, and facility spaces to ensure safe, functional, and compliant operations.
• Utilize CMMS software to manage work orders, document repairs, maintain maintenance records, and track inventory.
• Coordinate contractors, equipment installations, facility renovations, and departmental move projects.
• Support regulatory compliance with OSHA, NFPA, CMS, AAAHC, and applicable building codes.
• Assist with emergency power systems, life-safety equipment, and critical building infrastructure maintenance.
• Respond to maintenance requests, facility emergencies, and utility outages while communicating repair status and timelines effectively.

Essential Skills

• High School Diploma or GED.
• Minimum of five (5) years of commercial or industrial facilities maintenance experience preferred.
• Minimum of three (3) years of commercial HVAC troubleshooting and repair experience preferred.
• Valid driver's license.

Additional Skills & Qualifications

• Technical or vocational training in HVAC, Facilities Maintenance, Mechanical Systems, Electrical Systems, or a related trade preferred but not required.
• Experience in a healthcare, ambulatory surgery center, hospital, or medical office environment strongly preferred but not required.
• EPA Section 608 Refrigerant Certification preferred.
• HVAC Journeyman License or equivalent trade certification preferred but not required.

Work Environment

The team currently consists of four members, including the Director of Operations, Facility Compliance, and Technicians. The shift is from 7:30 am to 4:30 pm with a 30-minute lunch, Monday through Friday, with occasional weekends or late evenings for preventive maintenance work scheduled in advance. A company vehicle is available for work-related travel, and mileage reimbursement is provided if the vehicle is unavailable.

This is a Permanent position based out of Richmond, VA.

The pay range for this position is $62400.00 - $83200.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
