This role partners closely with District Managers (DMs), field management, vendors, contractors, and property management to keep locations safe, clean, functional, operational, and lease-ready. The Maintenance Technician is a proactive, customer-focused, and cost-conscious facilities partner who manages facility issues from initial request through completion. The role is responsible for troubleshooting and resolving routine maintenance issues within the scope of the Team Member's training, authorization, and applicable licensing requirements, while appropriately coordinating licensed or qualified vendors for work outside that scope. The role serves as a key field resource for assigned locations, providing hands‑on maintenance support while coordinating with the Facilities Project Manager on vendor relationships, larger repairs, projects, and facility priorities. Because assigned locations provide 24/7 building access, this position may require after‑hours emergency response, including nights, weekends, and holidays. The Ideal Candidate You are a hands‑on facilities professional who takes ownership of building conditions, responds quickly to facility issues, and follows problems through to resolution. You are comfortable working independently across multiple locations while balancing routine maintenance, preventive maintenance, work orders, vendor coordination, facility priorities, and emergency response. You have practical knowledge of general building maintenance, including plumbing fixtures, electrical systems, doors, locks, drywall, painting, cabinetry, HVAC‑related building components, and other common commercial building systems. You understand the difference between routine maintenance and work that requires a licensed, certified, or otherwise qualified professional, and you know when to safely troubleshoot, repair, elevate, or coordinate a vendor. You are organized, resourceful, cost‑conscious, and customer‑focused. You communicate professionally with members, District Managers, field leadership, vendors, contractors, and property management, and take pride in keeping every location safe, functional, clean, and ready for business. Essential Functions Facilities & Work Order Management Manage Member Service/SuiteForce tickets from initial request through completion, including troubleshooting, routine repairs, vendor coordination, documentation, communication, and closeout. Partner with District Managers and field management on daily facility upkeep, priorities, Brand Standards, and location readiness. Maintain an organized maintenance schedule and complete work within established deadlines and approved budgets. Proactively identify recurring issues, safety concerns, facility trends, and preventive maintenance opportunities and communicate recommendations to the Facilities Project Manager and field leadership. Support new locations, make‑ready projects, cabinetry orders, and special facility projects as needed. Determine whether facility issues fall within routine maintenance responsibilities, landlord/property‑management responsibilities, or contracted services, and coordinate appropriately. Travel between assigned locations to complete maintenance activities, conduct facility assessments, meet vendors, and support location needs. Maintain accurate work‑order documentation, service records, photos, and other required facility documentation. Maintenance & Preventive Maintenance Perform routine building maintenance and minor repairs within the Team Member's training, authorization, and applicable licensing or certification requirements, including doors, locks, ceiling tiles, drywall, painting, fixtures, cabinetry, and other common building components. Perform drywall patching and repair, including taping, mudding, skim coating, sanding, finishing, and texturing, consistent with training, experience, and applicable requirements. Perform routine painting and touch‑up work, including preparation, patching, priming, and finishing. Maintain salon‑specific plumbing components within authorized scope, including shampoo bowls, sinks, faucets, hoses, drains, P‑traps, strainers, knobs, and water‑source hardware. Complete scheduled facility inspections and non‑regulated preventive maintenance activities, including plumbing fixture checks, filter replacement, vent and grille cleaning, visual inspections, and general facility condition assessments. Maintain an organized inventory of commonly used maintenance parts, including P‑traps, strainers, hoses, knobs, filters, bulbs, ceiling tiles, and other frequently used supplies. Monitor interior and exterior building conditions and coordinate structural or landlord‑responsible repairs with property management. Identify, troubleshoot, and appropriately escal HVAC & Building Systems Support Manage seasonal thermostat schedules and make appropriate thermostat adjustments to support location comfort and operations. Replace HVAC filters and clean supply and return vents and grilles in suites and common areas as appropriate. Perform basic thermostat checks and visual inspections of HVAC‑related building conditions. Respond to reported temperature or HVAC concerns and perform basic troubleshooting within authorized scope, such as checking thermostat settings or identifying a tripped breaker where it is safe and authorized to do so. Escalate HVAC repairs and regulated service needs to the contracted HVAC provider rather than independently performing HVAC repair or preventive maintenance. Coordinate with local contracted HVAC providers, including meeting contractors onsite, providing access, communicating location conditions, and confirming completion of requested service. Partner with District Managers, field management, and the Facilities Project Manager to ensure scheduled quarterly HVAC preventive maintenance and service contracts are completed. Document recurring HVAC concerns and communicate trends or unresolved issues to the Facilities Project Manager. Vendor & Contract Coordination Maintain strong working relationships with approved local vendors and contractors and serve as the primary onsite point of contact for assigned locations when work is being performed. Coordinate vendor scheduling, site access, onsite communication, and completion of approved work. The Facilities Project Manager is responsible for vendor sourcing, vetting, overall relationship management, and larger vendor negotiations. The Maintenance Technician supports these relationships through professional field coordination, communication, and feedback regarding vendor performance. Review quotes and service recommendations within assigned responsibilities and elevate pricing, scope, or budget concerns to the Facilities Project Manager as appropriate. Monitor vendor performance, quality, timelines, and completion of work and communicate concerns or recurring issues to the Facilities Project Manager. Coordinate cleaning company audits, service proposals, and performance issues with District Managers and the Facilities Project Manager. Maintain organized storage areas and monitor maintenance inventory to minimize delays and unnecessary purchases. Coordinate licensed or qualified trade professionals when work falls outside the Team Member's authorized scope. Member & Team Support Troubleshoot and resolve member facility concerns professionally and efficiently. Train District Managers and members on basic self‑help, preventive maintenance, and troubleshooting procedures that are appropriate and within the Team Member's scope. Maintain strong relationships with members, District Managers, field management, vendors, contractors, and property management. Provide basic IT troubleshooting and coordinate technology service providers when needed. Communicate facility issues, recurring concerns, and operational impacts clearly and promptly to appropriate stakeholders. Emergency Response Respond promptly to urgent facility issues, including: Water leaks, flooding, and water mitigation coordination HVAC failures or significant temperature issues Electrical issues Plumbing backups Broken doors or locks Significant property damage Other issues affecting operations or safety During an emergency, the Team Member will: Take immediate and reasonable action within the Team Member's training and authorized scope to protect people, minimize property damage, and stabilize the situation. For HVAC issues, perform only basic troubleshooting within authorized scope and contact the contracted HVAC provider when repair or regulated service is required. Communicate promptly with management and property management as appropriate. Coordinate emergency vendors or qualified professionals when required. Follow company procedures for emergency documentation, communication, vendor engagement, and work‑order closeout. Provide timely updates to the Facilities Project Manager and appropriate field leadership until the issue is stabilized or transferred to the appropriate vendor or property‑management resource. What We Need Education and Experience Minimum 3 years of general, commercial, or facilities maintenance experience preferred. Experience with salons, retail, commercial properties, or multi‑tenant environments preferred. Demonstrated working knowledge of general building maintenance, including plumbing fixtures, basic electrical troubleshooting, carpentry, drywall, painting, doors, locks, fixtures, and common building components. Demonstrated hands‑on experience with drywall patching and repair, including tape, mud/skim coat, sanding, finishing, and texturing. Painting and finish‑work experience preferred. Experience with commercial facilities, multiple locations, work‑order systems, and vendor coordination preferred. Leadership & Technical Expertise Strong troubleshooting and problem‑solving skills with the ability to independently manage multiple locations, priorities, and deadlines. Practical knowledge of general building maintenance, plumbing fixtures, carpentry, drywall, painting, doors, locks, fixtures, and common building systems. Basic understanding of HVAC systems and controls, with the ability to perform authorized non‑regulated troubleshooting and maintenance activities and appropriately coordinate contracted HVAC service. Ability to safely use hand and power tools appropriate to the work being performed. Ability to recognize when work falls outside the Team Member's training, authorization, or applicable licensing requirements and appropriately engage a qualified vendor. Strong vendor coordination, organization, communication, and customer‑service skills. Cost‑conscious approach to maintenance, repairs, purchasing, and vendor coordination. Experience with preventive maintenance programs and CMMS/work‑order systems preferred. Working knowledge of commercial HVAC systems, including RTUs, AHUs, DOAS, thermostats, and controls preferred. Commercial water heater experience preferred. Salon plumbing and shampoo bowl experience preferred. Basic IT troubleshooting skills preferred. Training or certification in drywall systems, such as applicable AWCI or USG/CGC training, is preferred. Painting industry training or certification, such as applicable PCA training or certification, is preferred. Valid driver's license and reliable transportation required. Ability and willingness to respond to after‑hours emergencies. Any license, certification, permit, or credential required by applicable federal, state, or local law for work personally performed by the Team Member must be obtained and maintained in good standing. The Team Member must comply with all applicable federal, state, and local laws, regulations, safety requirements, building requirements, and company policies applicable to the work performed. Physical Demands & Work Environment This role routinely uses standard maintenance equipment, hand and power tools, computers, smartphones, phones, and other technology used to manage work orders and communicate with team members, vendors, and contractors. While performing the duties of this job, the Team Member is regularly required to walk, stand, talk, see, and hear. The role requires the ability to lift and carry supplies, parts, and equipment weighing up to 50 lbs.; climb ladders and access ceilings and mechanical areas; bend, kneel, crawl, reach, and work in confined spaces; and stand and walk for extended periods. The Team Member may work in a variety of indoor and outdoor environments and may be exposed to varying temperatures, noise, dust, moisture, cleaning products, construction materials, and other conditions commonly associated with commercial building maintenance. The Team Member is expected to use appropriate personal protective equipment and follow all applicable safety procedures and manufacturer instructions when performing assigned work. Travel & Work Schedule Expectations This is a full‑time, salaried position of at least 40 hours per week. The regular work schedule may vary based on business needs and assigned locations. Because My Salon Suite locations provide 24/7 building access, occasional evening, weekend, holiday, and after‑hours emergency response may be required, consistent with company policy and applicable wage and hour requirements. Travel between assigned locations is an essential function of the position. The Team Member must have a valid driver's license and reliable transportation and may be required to travel to multiple locations during the workweek.
