Maintenance Technician I,II,III - TWC

Maintenance Technician III Responsibilities / Expectations: Operate, maintain, and repair mechanical, electrical, plumbing, HVAC, and other related equipment to ensure its safe and efficient operation. Respond to tenant requests courteously and efficiently, reporting unresolved issues to Foreman/Lead. Take readings on equipment regularly, analyze readings, and make adjustments as needed. Maintain and operate chillers, boilers, cooling towers, and related equipment. Resolve problems with building fire and energy management systems. Inspect and test elevators, fire pumps, generators, carbon monoxide sensors, and other facility equipment. Perform other duties as assigned. Education / Years of Experience: Required: Two (2)‑year degree from a Vocational/Technical/Business school or high school diploma/GED with equivalent experience; a minimum of six (6) years in the HVAC industry, including at least five (5) years in building operations. Physical and Environment Work Requirements: Work in extreme temperatures, with loud noises, and in enclosed spaces. Carry or lift items up to 50 lbs and team‑lift loads of more than 50 lbs as needed. Stand, walk, climb, bend, stoop, and squat for long periods. Work at elevated levels, potentially from man lifts, ladders, scaffolding, or small towers, with appropriate PPE. Use hand tools. Shift / Work Hours / Travel Requirements: Must be able to work after hours, on‑call rotations, nights, weekend shifts, and holidays as needed. May be required to work overtime. Typical rotating shifts include weekends, weekdays, and night service (specific times vary). Other Requirements: Mechanical journeyman license with the State of Oklahoma, a State Boiler Operator license, and a first-class limited Engineer's license. EPA refrigerant certification. Valid State Driver's License and clean driving record. Excellent organizational and interpersonal skills; safety is the utmost priority. Basic knowledge of Microsoft Office applications and PC skills.
