DEPARTMENT OVERVIEW

Physical Planning, Development & Operations (PPDO) manages and oversees all University activities and services related to physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, capital and space planning, space management, and the associated business services necessary to support these functions. The University's main campus is spread across more than 2,000 acres and includes over 500 buildings comprising more than 8 million square feet. The department oversees operating budgets of over $60 million, manages a project portfolio of approximately $990 million, and employs over 400 full-time staff to carry out the duties necessary for campus development and operation.

JOB SUMMARY

Under the general direction of the Physical Plant Building and Utility Services Carpenter Shop Supervisor, the Carpenter independently performs skilled journey-level carpentry work in support of the maintenance, repair, renovation, and construction of University buildings, infrastructure, and related facilities throughout the campus. The incumbent provides preventative and corrective maintenance on structural and architectural building components, including walls, roofs, floors, doors, windows, ceilings, cabinetry, and building hardware, while ensuring compliance with applicable building codes, safety standards, and University policies. The Carpenter performs rough and finish carpentry for remodeling, tenant improvements, emergency repairs, and new construction projects; fabricates and installs custom woodwork, millwork, cabinetry, shelving, seismic bracing, and other specialty building components; analyzes building envelopes to identify water intrusion and structural deficiencies; and recommends and implements appropriate repair solutions. Working from blueprints, specifications, sketches, and work orders, the incumbent selects appropriate construction methods and materials to complete projects safely, efficiently, and with a high level of craftsmanship. The Carpenter coordinates work activities with campus architects, inspectors, contractors, vendors, project managers, and other skilled trades to support complex maintenance and construction projects while minimizing disruption to campus operations. The incumbent operates and maintains a variety of woodworking equipment, power tools, construction equipment, and University vehicles; performs routine safety inspections and maintenance of shop equipment; assists in maintaining shop inventory; and responds to emergency repairs, preventative maintenance programs, and campus service requests. The Carpenter routinely works in occupied buildings, laboratories, residential, academic, administrative facilities, and other spaces requiring sound judgment, effective communication, technical expertise, and a strong commitment to safety and customer service.


APPOINTMENT INFORMATION

Budgeted Salary: $50.45/hour. After successfully completing the 6 month probation period, there will be a salary increase from Step 1.0 ($50.45) to Step 2.0 ($56.05).
Under California law, the University of California, Santa Cruz is required to post a reasonable estimate of the compensation for this role. The salary shown above is the budgeted amount the University reasonably expects to pay and the salary extended should not exceed this posted amount.

JOB DUTIES

55% - Maintenance & Repairs
  • Works from a written schedule of preventative maintenance and work tasks to be performed.
  • Inspects building interiors and exteriors for deficiencies in systems, equipment, or deterioration of building elements.
  • Recommends and performs maintenance and construction tasks on campus structures, including patching of floors, walls, and roofs.
  • Analyzes building envelopes to determine possible water intrusion sources and repairs needed.
  • Installs, repairs, and replaces doors and windows in wood and metal frames, masonry, buildings, enclosures, sheds, trailers, etc.
  • Repairs and replaces broken hardware and fixtures in bathrooms not requiring a plumber.
  • Repairs dry rot.
  • Works with campus architects and inspectors to coordinate carpenter shop work with outside contractors, vendors, and other campus trades, providing oversight and direction as needed.
  • Works on two-story and taller buildings with the assistance of scaffolding, ladders, boom-lifts, etc.
  • Uses products and chemicals necessary for construction and repair as directed, including caulking, mastics, adhesives, sealants, epoxies, and solvents.
  • Works using a half-mask respirator for long periods of time.
  • Analyzes, fabricates, and installs protective devices to minimize earthquake damage and provide safety to personnel, securing bookshelves, cabinets, shelves, equipment racks, etc., in offices, labs, and trailers
  • Drives a University vehicle to transport carpentry materials and tools between campus work areas.
20% - Fabrication/Construction
  • Performs remodeling and construction of walls, windows, doors, floors, decks, and roofs on campus buildings and facilities.
  • Works from blueprints, simple drawings, and knowledge of specifications of products from building plans.
  • Performs rough carpentry construction of walls consisting of metal, wood, block, or cast cement.
  • Forms, pours, and finishes concrete.
  • Frames windows and doors.
  • Installs floor, deck, and ceiling joists.
  • Hangs metal and wood doors, sheetrock, and other surface materials.
  • Performs finish carpentry work of cabinets, hardwood flooring, moldings, and shelving.
  • Installs and repairs suspended track ceiling systems.
  • Selects appropriate combination of materials and methods suitable to each construction application, rough or finish.
20% - Wood Shop Mill Work
  • As necessary, performs millwork using power saws, planers, sanders, shapers, drill press, band saw, and other equipment.
  • Inspects and makes necessary repairs and adjustments to the shop's tools and equipment.
  • Keeps inventory of tools and equipment.
  • Orders parts and materials as required.
  • Drives University van or truck to various job locations on and off-campus, including hardware stores, suppliers, and lumberyards.
5% - Safety
  • Performs safety inspections and routine maintenance on tools and equipment.
  • Attends safety and training classes and performs tasks with adherence to safety protocols.
  • Utilizes MSDS as necessary.
  • Follows all product and University-specific safety procedures when using tools and equipment.
  • Employs professional interpersonal skills when interacting with members of the campus community.
  • Helps Physical Plant maintain an inventory of shop materials, supplies, and tools by informing supervisor of specific needs.
REQUIRED QUALIFICATIONS
  • Four years of experience in commercial building construction or commercial building maintenance, including sheetrock application, door/window hanging, hardware installation, concrete forming/pouring, finishing, suspended track ceiling systems repair/replacement, and wall and roof patching.
  • Ability to read, write, follow oral and written instructions, and perform basic mathematical computations required in the performance of skilled maintenance duties.
  • Ability to analyze building envelopes and determine possible water intrusion sources and repairs needed.
    Experience in working in busy, occupied buildings, offices, and labs without disturbing occupants.
  • Ability to direct others in repair work and oversee contractors and vendors assisting in repairs.
  • Knowledge and awareness of asbestos-containing materials, including drywall and VCT tiles, and the willingness to be certified to remove and dispose of them properly.
  • Experience in working with various products including caulking and roofing materials that may have some toxicity.
  • Familiarity with the use of MSDS.
  • Ability to perform finish carpentry work with cabinets, hardwood flooring, moldings, and shelving.
  • Knowledge of rough framing.
  • Knowledge of safety procedures required to operate power saws, planers, shapers, drill press, band saw, and other mill equipment.
  • Strong skills in the use of various types of hand and power tools used in the carpentry trade, including sanders, planers, drills, power saws, etc.
  • Ability to learn UCSC electronic purchasing tools and Enterprise Asset Management System Software (FAMIS) work order tracking program to document daily work performed.
PREFERRED QUALIFICATIONS
  • Experience working within federal, state, and local building codes.
SPECIAL CONDITIONS OF EMPLOYMENT
  • Selected candidate will be required to pass a pre-employment criminal history background check.

  • Must possess a valid license to drive in the state of California and participate in the Department of Motor Vehicles (DMV) pull notice program.
  • Ability to bend, stoop, reach and/or kneel while working in confined spaces such as attics, mechanical rooms, and under buildings.
    Able work on two or more story buildings, on scaffolding, and other boom lift equipment without a fear of heights.
  • Ability to safely wear, and work in at least a half mask respirator for long periods of time.
  • Ability to move construction materials, i.e., sacks, lumber, paper rolls, timber, fasteners, equipment, etc., from one location to another.
  • Access to locations may be by stairs, ladders or at ground level.
  • The ability to move materials weighing up to 100 lbs. with or without accommodation.
  • Ability to do occasional work in confined spaces such as attics and trenches while bending, stooping and/or kneeling with the possibility of being exposed to live electrical circuits and machinery.
  • Ability to ascend/descend ladders with or without accommodation.
  • Ability to safely perform the physical requirements necessary to move light to moderate objects up to 60 lbs., with or without accommodation.
  • Ability to occasionally work overtime with little or no advance notice.
  • Ability to respond to emergencies after hours as necessary.
  • Selected candidate will be required to complete training within established time frames as directed including UC compliance training.
