We are seeking a reliable, dependable, and skilled Handyman / Commercial Property Maintenance Technician to join our property operations team. This position is responsible for general maintenance, repairs, preventive maintenance, and upkeep of commercial buildings, common areas, equipment, grounds, and other property assets.

The ideal candidate is a hands-on problem solver who takes pride in their work, pays attention to detail, responds promptly to maintenance requests, and understands the importance of maintaining a safe, clean, and professional commercial property.

Basic Commercial Property Maintenance Skills

The candidate should have basic working knowledge and hands-on experience in several of the following areas:

General Building Maintenance

• Basic carpentry and woodworking.
• Drywall repair and patching.
• Interior and exterior painting and touch-ups.
• Door, lock, hinge, and hardware repairs.
• Ceiling tile and grid repairs.
• Basic flooring repairs and replacement.
• Caulking, sealing, weatherproofing, and minor exterior repairs.
• Assembly and installation of fixtures, shelving, signage, and other property items.

Basic Plumbing

• Troubleshooting leaking faucets, toilets, pipes, and fixtures.
• Replacing faucets, valves, supply lines, and plumbing fixtures.
• Clearing minor drain blockages.
• Identifying water leaks and reporting larger plumbing problems.
• Understanding when a licensed plumber is required.

Basic Electrical

• Replacing light bulbs, lamps, and approved lighting components.
• Basic troubleshooting of lighting problems.
• Replacing switches, outlets, and other components when permitted and properly qualified.
• Resetting breakers and identifying electrical issues.
• Identifying situations requiring a licensed electrician.
• Understanding and following basic electrical safety procedures.

HVAC & Mechanical

• Basic HVAC troubleshooting and preventive maintenance.
• Changing filters and maintaining equipment areas.
• Identifying unusual noises, leaks, temperature problems, or equipment malfunctions.
• Basic knowledge of thermostats and HVAC controls.
• Reporting equipment requiring professional HVAC service.
• Basic mechanical troubleshooting of pumps, motors, fans, and other property equipment when qualified.

Grounds & Exterior Maintenance

• Basic landscaping and grounds maintenance.
• Operating basic lawn and grounds equipment.
• Maintaining sidewalks, entrances, parking areas, and exterior common areas.
• Assisting with snow and ice removal when required.
• Basic pressure washing and exterior cleaning.
• Identifying exterior hazards and reporting needed repairs.

Tools & Equipment

• Proper and safe use of common hand tools.
• Proper and safe use of power tools.
• Ability to use ladders and basic maintenance equipment safely.
• Ability to identify the appropriate tool or equipment needed for a repair.
• Maintain tools and equipment in good working condition.
• Keep maintenance areas clean, organized, and safe.

Key Responsibilities

• Respond promptly to maintenance requests and assigned work orders.
• Perform general repairs and maintenance throughout commercial properties.
• Complete assigned work accurately and in a timely manner.
• Perform preventive maintenance and routine property inspections.
• Identify maintenance, safety, and building issues before they become larger problems.
• Maintain buildings, common areas, equipment, grounds, and exterior areas.
• Assist contractors and outside vendors when directed.
• Monitor contractor work and report concerns to management.
• Maintain accurate records of work completed, materials used, and parts needed.
• Maintain adequate inventory of commonly used maintenance supplies.
• Report materials, tools, equipment, or parts that need to be ordered.
• Follow all company safety policies, property procedures, and applicable building codes.
• Respond to maintenance emergencies as required.
• Maintain a professional and courteous relationship with tenants, guests, vendors, contractors, and coworkers.

Qualifications

• High school diploma or equivalent preferred.
• Previous property maintenance , facilities, construction, handyman, or building maintenance experience preferred.
• Basic knowledge of plumbing, electrical, carpentry, drywall, painting, HVAC, and general building maintenance.
• Ability to troubleshoot problems and determine appropriate solutions.
• Ability to safely operate common hand and power tools.
• Strong attention to detail.
• Ability to work independently with minimal supervision.
• Good communication and customer service skills.
• Must be reliable, dependable, punctual, and maintain consistent attendance.
• Valid driver's license may be required depending on job responsibilities.
• HVAC LICENSE A PLUS

Work Schedule & Availability

This position requires a highly reliable and dependable individual who is committed to maintaining the property and responding to maintenance needs in a timely manner.

The selected candidate must be willing and available to work weekends, holidays, evenings, and nights when scheduled or when emergency maintenance situations arise . Occasional on-call or emergency response responsibilities may be required.

Punctuality, attendance, responsiveness, professionalism, good judgment, and the ability to complete assigned work are essential requirements of this position.

Physical Requirements

The position requires the ability to:

• Stand and walk for extended periods.
• Bend, kneel, stoop, climb ladders, and work in confined spaces.
• Lift and carry tools, equipment, supplies, and materials.
• Perform repetitive physical tasks.
• Work indoors and outdoors in varying weather conditions.
• Safely operate hand and power tools.
• Work at elevated heights when properly trained and equipped.
