Project Manager

Project Manager – Martin Painting & Coating Co. When a project is estimated and awarded to us, our estimator organizes it and hands it off to the Project Manager. The PM creates the work order, makes submittals to the general contractor, buys the materials, and works with and supports our superintendent and field teams to complete the work. The PM also works with the general contractor on scheduling, scope issues or change requests, monthly draw requests and with our vendor team for material and equipment needs. The PM keeps the job file organized and reports on the status and progress of jobs at the weekly production meeting. The PM is responsible for the project performance and is paid a bonus based on the financial performance of each job. Qualifications and Experience Good organizational skills, close attention to detail and working knowledge of Microsoft Word, Outlook, and Excel are needed. Good communication skills and working knowledge of commercial construction processes are important. Experience working in a construction or trades office is helpful. A degree in construction management or engineering would also be helpful, but not required. Duties and Responsibilities Monitor and control new construction projects through production/administrative direction to ensure the project is completed on schedule and within budget. Work with field operations to assign workers to construction sites to work on specified projects. Proactively develop/maintain relationships within the general contractor community. Read and understand construction documents, including plans/blueprints, specifications, scope documents, etc. Train, manage, and motivate the project team, as well as resolve team conflicts. Manage unforeseen risks and develop better solutions to prevent recurrence. Familiarity with estimation, construction management, and scheduling software. Submit RFIs to the GC if information is missing. Prepare submittals, drawdowns, and closeout documents. Update internal production report with updated information as needed. Work and thrive in a fast-paced environment; handle simultaneous tasks and plan multiple events. Contribute to overall safety, direction, completion, and financial outcome of projects. Maintain positive and effective working relationships with both internal and external members of the project team. Develop and negotiate subcontractor and material buyout. Fill out time and material tickets and submit them to the GC in a timely manner. Check contracts before starting jobs to transfer useful information to operations. Price change orders as per the requests from the GC. Adapt and work with different subcontractors with various backgrounds. Attend weekly subcontractor meetings in person or online and update operations as needed. Review the scope of work with estimator and conduct pre‑construction meetings with the operations team. Communicate effectively, both in writing and conversation. Interact with existing and potential clients to identify and pursue potential work. Price addendums and bulletins and provide updated information to the operations team. Order materials for projects as needed. Work with accounting to bill projects accurately and promptly. Identify change orders as revisions come in and submit CO pricing to the general contractor.
