30 North manages vacation homes across St. Augustine and Jacksonville on Florida's northeast coast. The role

You own the day-to-day physical care of the homes in your book of business. You are the person who makes sure every property is maintained, presented beautifully and ready for a 5-star stay, and the person protecting our homeowners' assets while you do it.

Most days are in the field. You walk properties, meet inspectors and vendors on site, handle the small repairs yourself, and make sure tomorrow's arrivals are guest-ready before you close out the day. This is a role for a real go-getter: someone who would rather fix it this afternoon than write a ticket about it tomorrow. Scheduling a vendor is not the same as getting the job done right. If something is yours, you own the follow-through.

This seat is open because the person in it is being promoted, so the portfolio needs someone ready to pick it up and run.
Where you sit
You sit in Field Operations and work closely with Guest Services, inspectors, housekeeping, vendors and the General Manager.

This is an on-site role. You need to live in the St. Augustine / Jacksonville area. Core hours are Monday through Friday, 9am to 5pm Eastern, with regular field days on property and a rotating on-call schedule for evenings and weekends. On-call weeks include handling after-hours guest issues by phone and, when needed, in person.
What you'll own

• Maintain the properties in your book of business through routine upkeep, preventive maintenance and quick fixes in the field.
• Schedule, walk and quality-check property inspections and turnover results.
• Schedule and coordinate vendors (maintenance, repairs, pool, lawn, pest and more) and verify the work is done right.
• Make sure every home is clean, stocked, working and presented beautifully for a 5-star guest experience.
• Field escalations from Guest Services and resolve on-property issues quickly.
• Flag anything that needs owner approval and keep owners' assets protected.
• Keep property, task and maintenance records current in Breezeway, Guesty, monday.com and Slack.
• Deliver on the four scorecard metrics this role is bonused on: Guest Service Score, Cleaning Rating, Preventable Churn and Owner NPS.

What you bring

• 2+ years of experience in short-term rentals, hospitality, property management or a similar guest- or client-facing operations role.
• Strong written communication with owners and guests.
• Comfort managing vendors and triaging basic home maintenance issues.
• Excellent organization and a self-directed way of working.
• A go-getter mindset: you find the problem before someone else reports it, and you get it solved.
• Experience with Guesty (or a similar PMS), Breezeway, monday.com, Slack and Google Workspace.
• Airbnb / VRBO platform experience is a plus.
• You live in the St. Augustine / Jacksonville area and can take on rotating on-call weeks.

Compensation & Benefits

• $45,000-$60,000/year, depending on experience.
