Senior Preconstruction Manager

We are seeking a Preconstruction Manager who can develop accurate conceptual budgets, drive value engineering, and perform deep-dive constructability reviews to eliminate design gaps before groundbreaking. Location: Tampa, Florida Job type: Permanent Salary: $180,000 – 200,000 per year Work hours: 8 am to 4 pm Education: Bachelors Responsibilities Develop detailed, accurate conceptual estimates, schematic estimates, and final budget proposals. Perform continuous cost analysis and value engineering to optimize project expenses without compromising quality. Analyze blueprints, specifications, and architectural drawings. Identify potential constructability issues, design gaps, and discrepancies early in the process to mitigate future change orders. Manage the prequalification process for subcontractors and vendors. Prepare scopes of work, solicit bids, conduct bid tabulations, and negotiate initial pricing and contracts. Create comprehensive preliminary project schedules, outlining key milestones, long‑lead procurement items, and resource allocation. Conduct thorough risk assessments for potential projects, evaluating market conditions, site constraints, regulatory requirements, and financial viability. Act as a primary point of contact during the preconstruction phase. Present budgets, schedules, and value engineering options to clients and stakeholders, ensuring alignment with their vision and financial goals.
