TFO Project Manager (Owner's Representative) - Data Center Construction

KALCON seeks an experienced Tenant Fit‑Out (TFO) Project Manager to serve as an Owner’s Representative on newly constructed data center facilities. This role supports the Tenant Fit‑Out phase of data center delivery, which follows completion of the base build and focuses on the installation, integration, and turnover of tenant‑specific infrastructure within a brand‑new facility. The TFO Project Manager will oversee owner‑furnished and tenant‑specific scopes including white space build‑out, MEP distribution, equipment installation, system tie‑ins, testing, commissioning, and readiness for operations. The role interfaces closely with the base build team, general contractor, trade partners, and commissioning agents to ensure tenant scopes are delivered in alignment with design intent, schedule milestones, quality standards, and operational requirements. Minimum Qualifications Bachelor’s degree in construction management or engineering, or applicable trade/superintendent experience. 7‑10 years of experience in design or construction of projects, with experience in Labs, Semiconductor, Data Center, or Critical Facility Construction. Proficient use of MS‑Word, Excel, PowerPoint, Project. Strong written and oral communication skills to exchange information with senior management, service providers, workers, and contractors. Responsibilities Safety oversight and daily safety review & inspection with the construction manager. Schedule oversight – day‑to‑day tracking and CPM schedule review meetings; manage owner‑furnished contractor‑installed equipment schedule, vendor start‑up scheduling, commissioning schedule coordination, and customer fit‑out schedule management. Owner/GC coordination between base build GC and fit‑out GC; coordinate MOPs, notifications, and site logistics. QA/QC general oversight, daily QA/QC review and inspection with CM, ensuring the GC executes the QA/QC plan and all design intent and scope are met. Understand design intent and scope through detailed review of plans and specifications; manage downstream design coordination tasks and validate design costs and process changes. Commissioning activities, submittal, RFI, procurement log, and OFCI tracking. Budget and cost management: review GMP buyouts, provide value‑engineering recommendations, change‑order review and approval, proactive cost‑avoidance ideas, and monthly pay‑application review. Change management, pay applications, and project close‑out financial management. Meetings: host weekly OAC meetings and minutes, provide weekly project reporting, and manage project close‑out processes (financial, O&M, punchlist, ops). Permit and AHJ coordination – manage the overall permit process and AHJ inspection & certificate of occupancy process. Field visits and coordination with subcontractors; manage OFCI equipment inspection and receiving process.
