Cost Manager - Commercial Construction

We are seeking an experienced Cost Manager to support the successful delivery of commercial construction projects from initial planning through to completion. This role will be responsible for maintaining accurate cost control, providing commercial insight and ensuring projects are delivered within approved budgets, timescales and quality standards. The successful candidate will work closely with project managers, designers, contractors, consultants and clients to manage financial performance across one or more active developments.


Key responsibilities will include preparing and reviewing cost plans, budgets, estimates and forecasts; monitoring expenditure and identifying potential risks, variations and cost overruns; and producing clear financial reports for project stakeholders. You will support procurement activities, tender analysis, subcontractor and supplier evaluations, contract administration, valuations, payment assessments and final accounts. The role will also involve reviewing change requests, assessing their commercial impact, maintaining cost records and ensuring that all documentation is accurate, complete and compliant with relevant contractual and regulatory requirements. You will be expected to provide practical advice, challenge assumptions and contribute to value engineering and cost-saving initiatives without compromising project outcomes.


Applicants should have proven experience in cost management, quantity surveying or commercial management within the construction industry, ideally across commercial, mixed-use, retail, office or large-scale development projects. A relevant degree or professional qualification is desirable, together with sound knowledge of construction methods, procurement routes, contracts and project controls. Strong analytical, organisational and communication skills are essential, as is the ability to manage competing priorities and build effective relationships with internal and external stakeholders. Proficiency with estimating, cost management and reporting software will be advantageous.
