Maintenance Technician II

Position Overview Maintenance Technician II at Cascade Management’s properties Beaver Creek and Beaver Cove. Compensation & Schedule Salary: $24.00‑$32.50 per hour (typically at minimum to midpoint of range based on experience and rent benefit adjustments). Schedule: Monday‑Friday, 8 am‑5 pm. Hours: 40 hours per week. Location: Lynnwood, WA. Service Model Expectations All employees are expected to embody a Service Model that is Friendly, Helpful, Knowledgeable, Respectful, and Responsive. Essential Duties and Responsibilities Maintain building by performing minor and routine painting, plumbing, janitorial, routine appliance upkeep, and other related maintenance activities when required. Ensure that all repairs are handled in a timely and appropriate manner. Initiate, perform, and oversee maintenance projects up to $300; projects over $300 require Property Management approval. Work with Community Manager on anticipated maintenance needs. Pickup trash on grounds; keep breezeways, sidewalks, and grounds clear of clutter and debris; rake, shovel, prune, and maintain all landscaping; repair fences or walls as needed. Maintain all sidewalks and parking lots, including painting lines, numbers, and stencils as necessary. Clean and turnover vacant apartments to make them rent‑ready for the next tenant within 5‑10 days. Schedule and conduct pre‑move‑out inspections and reporting; accurately cost out repairs and provide estimates to residents.
