We believe in our work and our customers.Position LocationRemote Typen/a - In Office OnlyOffice Location (if not fully remote):4201 Marsh Lane , Carrollton, Texas 75007Job DescriptionCollateral Specialist (Contract)Location: Carrollton, TX (In-Office | Marsh Lane Location)Position Type: ContractWe are seeking a detail-oriented and proactive Collateral Specialist for an in-office, contract opportunity at our Marsh Lane office. In this role, you will ensure that all inbound collateral packages are prioritized, processed, and shipped to meet the timeframes of warehouse banks and investors. You will serve as a key point of contact, communicating efficiently and courteously with internal branches, corporate teams, and external partners.Key Responsibilities:Process 1st lien, 2nd lien, and specialty files (including CEMA, Co-Op, Correspondent, Non-Barcoded, and specialty bond loans).Prioritize loans by funding dates and Jumbo loans to ensure same-day shipment to the Warehouse Line Bank.Separate Notes, Security Instruments, and required investor documents from closing packages; review documents for accuracy and request necessary corrections. Perform precise data entry in Encompass and other internal systems of record to track each collateral file.Package and ship collateral packages daily, prepare shipments for warehouse banks, and clear collateral exceptions efficiently.Review final trailing documents for scanning and contact title companies to obtain outstanding documentation required by warehouse banks.Support department goals, assist with special projects, and contribute to a positive, collaborative, and inclusive work environment.Required Experience & Qualifications:Experience: 3+ years of related mortgage experience, ideally in post-closing or collateral management.Proficiency with Encompass and MS Office products.Demonstrated experience researching information, solving problems, and making solid business decisions under tight deadlines.Strong interpersonal and communication skills for collaborating with title companies, attorneys, branches, and correspondents.Education: High School Diploma or GED required.Physical Requirements & Work Environment:This is a fully in-office position in a standard office environment.Must be able to lift and move files weighing up to 25 lbs.Fairway Home Mortgage, founded in 1996, is a nationwide leader in the mortgage industry.
