Facility Manager
DACUT
DACUT Cannabis is seeking an experienced, hands-on Facilities Manager Cultivation to oversee the building systems, maintenance operations, equipment, and infrastructure supporting our commercial cultivation facility in Flint, Michigan.
This is a critical leadership position responsible for ensuring the facility remains safe, operational, properly maintained, and capable of supporting continuous large-scale indoor cannabis production. The Facilities Manager will oversee preventative maintenance, repairs, vendors, facility projects, and emergency response while working closely with Cultivation leadership to minimize downtime and protect production.
Our cultivation operation depends heavily on HVAC, environmental controls, electrical systems, plumbing, irrigation, lighting, dehumidification, water systems, and other specialized equipment. The Facilities Manager must understand how these systems work together and the operational impact that equipment failures can have on a live crop.
The ideal candidate has significant experience managing facilities within a commercial, industrial, manufacturing, controlled-environment agriculture, or similar high-demand environment and is comfortable being both a manager and a hands-on problem solver.
Essential Responsibilities
Facility Operations & Maintenance
- Oversee the daily maintenance and operation of the cultivation facility and its critical building systems.
- Ensure HVAC, electrical, plumbing, lighting, irrigation, water, environmental controls, and mechanical systems remain operational.
- Conduct routine facility inspections to identify maintenance concerns before they result in equipment failure.
- Prioritize maintenance requests based on safety, operational impact, and urgency.
- Coordinate repairs and ensure maintenance issues are resolved completely and in a timely manner.
- Maintain the overall condition, functionality, organization, and safety of the facility.
- Develop solutions for recurring facility and equipment issues.
- Maintain appropriate inventories of critical replacement parts, tools, filters, belts, sensors, and maintenance supplies.
HVAC & Environmental Systems
- Oversee commercial HVAC and environmental control systems supporting indoor cultivation.
- Monitor systems responsible for maintaining temperature, humidity, airflow, CO2, and environmental conditions.
- Work closely with Cultivation leadership to ensure environmental conditions remain within established parameters.
- Troubleshoot HVAC, dehumidification, ventilation, and environmental control issues.
- Coordinate preventative maintenance and repairs for HVAC equipment.
- Monitor equipment performance and identify systems requiring repair, replacement, or upgrades.
- Respond immediately to HVAC or environmental failures that could jeopardize plant health or production.
- Coordinate with HVAC contractors and equipment manufacturers when specialized service is required.
Preventative Maintenance Program
- Develop, maintain, and enforce a comprehensive preventative maintenance program.
- Establish daily, weekly, monthly, quarterly, and annual maintenance schedules.
- Ensure critical equipment receives preventative maintenance according to manufacturer recommendations and operational needs.
- Maintain accurate maintenance logs and equipment service histories.
- Track recurring failures and identify opportunities for preventative improvements.
- Ensure filters, belts, pumps, motors, sensors, and other wear components are inspected and replaced appropriately.
- Maintain an organized equipment and asset management system.
- Track warranties, service agreements, equipment manuals, and vendor information.
Electrical Systems
- Oversee maintenance and troubleshooting of facility electrical systems.
- Coordinate electrical repairs involving lighting, circuits, panels, motors, pumps, controls, and cultivation equipment.
- Identify electrical problems that require licensed electrical contractors.
- Coordinate outside electricians for repairs, upgrades, and installations.
- Ensure electrical work is completed safely and in accordance with applicable requirements.
- Monitor electrical infrastructure for potential overloads, failures, or operational concerns.
Plumbing, Irrigation & Water Systems
- Oversee facility plumbing, water, drainage, pumps, valves, piping, and related systems.
- Coordinate maintenance and repairs of irrigation infrastructure supporting cultivation.
- Respond immediately to leaks, pump failures, drainage issues, and other water-related emergencies.
- Work with Cultivation leadership to ensure critical water and irrigation systems remain operational.
- Coordinate outside plumbing contractors when specialized repairs are required.
- Identify recurring plumbing or water-system issues and develop long-term corrective solutions.
Facility Maintenance Team Leadership
- Lead and manage Facilities and Maintenance employees.
- Assign daily maintenance responsibilities and establish priorities.
- Monitor completion and quality of maintenance work.
- Train employees on equipment, maintenance procedures, safety requirements, and preventative maintenance.
- Ensure maintenance employees properly document completed work.
- Coach employees and address performance, attendance, productivity, and safety concerns.
- Establish clear expectations and accountability within the Facilities department.
- Build a proactive maintenance culture focused on preventing failures rather than simply responding to them.
Vendor & Contractor Management
- Identify, coordinate, and manage outside contractors and service providers.
- Schedule HVAC, electrical, plumbing, mechanical, fire protection, security, and other specialized vendors as required.
- Obtain quotes and assist with evaluating service proposals.
- Ensure vendors understand facility requirements and properly complete assigned work.
- Monitor contractor performance, timelines, and quality.
- Maintain vendor relationships and service agreements.
- Verify completed work before closing out projects or service requests.
Facility Projects & Improvements
- Assist with facility upgrades, renovations, equipment installations, and expansion projects.
- Coordinate equipment replacement and infrastructure improvement projects.
- Work with leadership to identify capital improvement needs.
- Assist with developing project scopes, budgets, timelines, and vendor requirements.
- Coordinate facility projects to minimize disruption to cultivation operations.
- Support installation and commissioning of new equipment.
- Identify opportunities to improve energy efficiency, reliability, safety, and operational performance.
Emergency Response
- Serve as a primary point of contact for critical facility emergencies.
- Respond quickly to HVAC failures, environmental alarms, electrical outages, plumbing leaks, equipment failures, and other urgent facility issues.
- Establish escalation procedures for critical building-system failures.
- Coordinate internal teams and outside vendors during emergency repairs.
- Communicate facility emergencies and repair status clearly to leadership.
- Develop contingency plans for critical systems and equipment.
- Participate in after-hours emergency response when required.
Safety & Compliance
- Maintain a safe working environment throughout the facility.
- Ensure Facilities employees and contractors follow company safety procedures.
- Maintain and enforce Lockout/Tagout (LOTO) procedures where applicable.
- Ensure proper use of Personal Protective Equipment (PPE).
- Maintain mechanical rooms, electrical areas, maintenance shops, and storage areas in a safe and organized condition.
- Support fire, building, safety, and regulatory inspections.
- Maintain required maintenance, inspection, and service documentation.
- Immediately address facility conditions that could create employee safety, product, compliance, or operational risks.
Cross-Functional Collaboration
- Work closely with Cultivation leadership to understand production schedules and facility priorities.
- Coordinate maintenance activities around plant schedules and critical cultivation operations.
- Partner with Compliance, Operations, Security, Inventory, and other departments as needed.
- Communicate planned shutdowns, equipment repairs, and facility projects in advance.
- Provide leadership with regular updates regarding equipment condition, outstanding repairs, projects, and facility risks.
- Balance immediate maintenance needs with long-term facility reliability.
Qualifications
Required
- 5+ years of facilities, maintenance, building operations, industrial maintenance, or related experience.
- Previous experience leading a Facilities or Maintenance team.
- Strong working knowledge of commercial HVAC, electrical, plumbing, and mechanical building systems.
- Experience developing and managing preventative maintenance programs.
- Strong mechanical aptitude and troubleshooting ability.
- Experience managing outside contractors, vendors, and service providers.
