Purchasing Agent – Luxury Custom Home Construction

Neo Homes is seeking a Purchasing Agent with a background in custom residential construction . This position will be responsible for material counts, purchase orders, purchasing, cost control reporting and value engineering across high-end custom home projects.

The ideal candidate is familiar with construction from the plans through completion and can accurately evaluate quantities, review specifications, pricing, scopes of work.

Key Responsibilities

• Perform detailed material counts from architectural and structural plans.
• PO and coordinate items such as lumber, engineered wood products, structural steel, roofing, windows, doors, exterior materials, and other major construction materials.
• Obtain and analyze multiple vendor and subcontractor bids.
• Identify irregularities and costing opportunities while maintaining quality, performance, and architectural intent.
• Compare proposed materials and construction methods.
• Track purchasing against project budgets and identify potential overruns before materials are ordered.
• Coordinate purchasing schedules with project managers and field teams to ensure materials arrive when required.
• Review vendor proposals for accuracy, quantities, specifications, exclusions, and scope gaps.
• Maintain contract audit files for suppliers, manufacturers, and subcontractors.
• Assist management in improving company-wide purchasing programs and leveraging volume purchasing opportunities.

Required Experience

• Prior purchasing, estimating, or construction management experience in custom home construction preferred .
• Must be fluid in the use of Microsoft Office Suite.
• Ability to perform accurate material counts from construction drawings.
• Experience purchasing and coordinating materials for large or complex residential projects.
• Demonstrated experience in date entry and bid reconciliation.
• Strong organizational skills and attention to detail.
• Ability to work closely with Purchasing associates, vendors, and subcontractors.

Preferred Qualifications

• Experience with custom home accounts payable or receivables , large residential projects, Buildertrend, Procore, Bluebeam or similar estimating software, and purchasing systems is a plus. Training will be provided to the right individual.
