The Senior Real Estate Portfolio Specialist oversees regional real estate acquisition activities, including management of property portfolio, real estate brokers, and communications. Develops and maintains strong relationships with local real estate brokers, developers, and retailers to ensure the delivery of quality results that are on time, on budget, and that meet stakeholders’ objectives. Serves as a liaison between the Real Estate Development Team, Real Estate Brokers, and Regional Vice‑Presidents (RVPs). As a contributing member of the Real Estate Department, the specialist oversees a real estate portfolio within their territory to achieve company objectives for evaluating markets, selecting new stores and relocations, store conversion opportunities, and consolidation/closure of existing stores. This role works closely with regional team members, design and construction project managers, legal counsel, finance, brokers, and developers to ensure that all locations meet internal stakeholders’ objectives. Essential Duties and Responsibilities Initiates and oversees property/site selection process in collaboration with real estate brokers and RVPs. Compiles a selection of viable options for acquisition. Attends site review meetings to analyze, evaluate and select appropriate properties. Determines region’s need for additional purchase/lease space (store, office, warehouse or land). Collaborates with stakeholders to determine real estate strategy, including property requirements, ideal locations and budget parameters. Maintains a pipeline of real estate sites within their territory that meet company objectives. Researches and evaluates markets and site trade areas using geospatial analytic tools and internal demand forecast models to assess key drivers for site success such as demographic data, traffic patterns, competitive landscape and site attributes to forecast demand and select optimal real estate opportunities. Conducts site performance analysis and prepares comprehensive site packages for timely recommendations for senior leadership. Tracks and reports site status to ensure transparency and alignment across stakeholders. Conducts site visits/inspections of potential properties along with brokers and RVPs to ensure they meet parameters/requirements/standards. Provides summary of site visits including property feasibility and local market perspective/conditions; recommends properties/sites for final selection along with pricing strategy. Accurately projects timelines and annual growth goals to internal stakeholders to ensure accurate revenue projections and timely preparation of operations. Partners with Construction & Real Estate teams to deliver a comprehensive growth and asset management strategy. Present final selections to Real Estate Construction and Legal team to initiate technical site evaluation and commence negotiations. Conveys final decisions and pricing strategy to brokers; monitors negotiations. Provides status of property/site acquisitions to stakeholders. Tracks and closely monitors real estate deal progression throughout the real estate lifecycle. Collaborates with stakeholders to identify, prioritize, and pursue high‑potential locations that meet property, budget, and strategic requirements. Conducts property inspections with brokers and internal stakeholders; provides feasibility assessments, pricing strategies, and local market insights. Builds and maintains strong relationships with real estate brokers ensuring alignment on best practices and performance metrics. Presents market analysis and trade area recommendations for sites for final approval to the Executive Review Committee, which includes the company Chairman, CFO and other stakeholder executives. Maintains accurate site records in the Real Estate Management System (TRIRIGA) and promotes system adoption for real‑time updates. Stays current with industry trends, market intelligence, and emerging technologies. Provides support to internal stakeholders, brokers, and vendors by answering questions and guiding them through acquisition processes. Delivers high‑quality work with exceptional customer service while meeting deadlines in a fast‑paced environment. Travels frequently to evaluate markets and properties. Performs other duties as assigned. Qualifications Experience: 5–7 years of commercial real estate or related field; retail acquisitions or brokerage experience strongly preferred. Technical Skills: Advanced proficiency in Microsoft Office (Word, Excel, PowerPoint); experience with ArcGIS, Esri, Neustar, Placer.ai, Adobe, and TRIRIGA strongly preferred. Analytical Skills: Strong ability to assess trade areas, analyze site performance, and develop data‑driven recommendations. Communication Skills: Skilled at presenting complex ideas clearly, both verbally and in writing, across all levels of the organization. Collaboration: Proven ability to build, manage, and strengthen relationships with internal teams and external partners. Organizational Skills: Ability to manage multiple projects, prioritize effectively, and meet tight deadlines with accuracy. Problem‑Solving: Strong troubleshooting skills with a proactive, solution‑oriented mindset. Professionalism: Ability to work independently, handle sensitive information confidentially, and uphold company values. Customer Service: Positive attitude with the ability to adapt to different stakeholders and situations. Attitude: In addition, troubleshooting, organizational and problem‑solving skills with a can‑do attitude and the ability to adjust to changing requirements are essential. Confidentiality: Maintaining confidentiality, treating others with respect and upholding Company values are key attributes. Educational Requirements This position requires a bachelor’s degree in business, finance, real estate or equivalent work experience. Work Days Normal workdays are Monday through Friday. Occasional Saturdays and Sundays may be necessary. Work Hours Normal work hours are 8:00 a.m. to 5:00 p.m. Additional hours may be necessary.
