Position Summary

The Leasing Consultant markets and leases affordable apartment homes, presents the community to prospective residents, processes applications, and supports occupancy goals under the direction of the Community Manager.

The Leasing Consultant will receive general supervision and direction from the Community Manager and will comply with established policies and procedures and will not act contrary to such guidelines without the Community Manager's approval.

This position will report to the Northern Virginia area and is not assigned to one specific community.  Job assignments will change periodically as business needs change.  Willingness to travel is essential. Pay range includes bonus potential for lease ups.

Essential Functions

•   Lease affordable housing units.

•   Achieve and maintain as close to 100% occupancy as possible by presenting the property and amenities in a positive light to prospective tenants.

•   Prepare reports related to occupancy.

•   Advertise available units using a variety of media and promotional materials.

•   Determine the needs and economic viability of prospective customers.

•   Confirm rental application data and personal references.

•   Stay knowledgeable of surrounding properties and market status.

•   Able to communicate both orally and in writing using English and use basic arithmetic skills.

•   Attend mandatory meetings and seminars.

•   Other duties and responsibilities as assigned by the Community Manager and/or TMAM Management.

Qualifications

·       Working knowledge of real estate law and leasing practices.

·       Persuasive marketing and sales skills; customer-service orientation.

·       Experience in affordable housing programs including LIHTC, HUD, HOME, etc.

·       Lease up experience preferred

·       Must have access to reliable vehicle transportation and possess a valid driver's license and a driving record acceptable to TMAM for site errands.

Physical Requirements

•   Frequent walking and standing to tour units and grounds with prospective residents, including stairs, with or without reasonable accommodation

•   Frequent sitting, computer use, and communication, with or without reasonable accommodation

•   Occasionally lift and carry marketing materials up to 20 pounds, with or without reasonable accommodation

Work Environment

Work is performed primarily in a leasing office and model units, with regular walking of the property and grounds to show units to prospective residents.
