Preconstruction Manager

Job Description: DPR Construction is seeking a Preconstruction Manager with at least 8+ years of commercial construction experience. Preconstruction Managers will work primarily on negotiated commercial projects within our core markets: healthcare, advanced technology, higher education, life sciences and corporate office. Responsibilities Handle the project from first estimate through to formalized subcontracts. Look beyond provided information to ask the right questions and provide a complete project cost evaluation. Act as a collaborative and passionate advocate for customers, empowering and informing them throughout the project. Provide innovative solutions to complex issues related to cost, lead‑times, trade partners, and specified products or materials. Make reliable cost predictions and estimate across all scopes of work. Prepare detailed conceptual cost estimates and studies from schematic or feasibility‑level documentation. Develop variance summaries between estimates and value engineering studies as design evolves. Assemble a presentation‑worthy estimate package that clearly communicates project cost. Collaborate with the project team to establish necessary cost parameters. Understand unit costs and factors that affect construction cost. Prepare detailed instructions to bidders, trade‑specific clarifications, and comprehensive bid packages. Manage the bidding process: solicit bids, communicate with bidders, evaluate subcontractor proposals, and use bid tally sheets. Recommend subcontractor awards to customer/owner and negotiate and finalize subcontracts with trade partners. Participate in and lead the preparation and presentation of cost/budget information to the customer/owner. Participate in request for proposal (RFP) responses and formal projects presentations. Engage and develop business with new and existing customers. Lead and facilitate value engineering sessions with the project and design team. Review construction contracts and identify key insurance and damages clauses. Lead, manage, and motivate project teams during the preconstruction phase. Qualifications Flexible, detail‑oriented team player who can manage multiple tasks and consistently meet deadlines. Excellent listening and strong communication skills. Creative and innovative approaches to solving project‑specific problems. Ability to identify, adapt to, and resolve complex issues. Effective teamwork with both internal and external teammates. Proficient in Microsoft Office Suite, estimating software (WinEst, Timberline or similar), take‑off software (On‑Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management software (CMiC or similar), and scheduling software (Primavera or similar). 10+ years of experience as a commercial construction estimator, preferably within the healthcare market. Bachelor’s degree. A strong work ethic and a "can‑do" attitude. Salary & Benefits Salary range: $195,000.00 – $240,000.00. This role is not remote.
