Job Summary

The Senior Associate, Asset Management is responsible for proactively managing the financial, operational, and strategic performance of an assigned portfolio of commercial real estate assets across the United States.

This role serves as the day-to-day asset management lead for an assigned portfolio and requires a strong understanding of asset-level operations, investment structures, underwriting assumptions, financial performance, leasing, and risk management.

The Senior Associate will work cross-functionally with Property Management, Brokerage, Accounting, Construction, and external partners to execute asset business plans, identify opportunities to enhance asset value, mitigate risk, and achieve portfolio performance objectives. The role will translate strategic direction into actionable initiatives and measurable results.

 

Key Responsibilities

Asset Performance & Risk Management

• Proactively manage a portfolio of commercial real estate assets to maximize value and optimize performance.
• Monitor asset performance against underwriting assumptions, business plans, budgets, and investment objectives.
• Identify financial, operational, leasing, and market-related risks and develop recommendations to address them.
• Conduct ongoing asset-level risk assessments and implement appropriate monitoring and mitigation strategies.
• Analyze occupancy, lease expirations, tenant concentration, market conditions, and operating performance to identify opportunities and risks.
• Evaluate hold/sell scenarios, refinancing opportunities, and other value-enhancement strategies.

Financial Management & Analysis

• Analyze asset-level financial performance, including revenue, expenses, cash flow, and Net Operating Income (NOI).
• Prepare monthly, quarterly, and annual asset performance reports.
• Conduct budget-to-actual and forecast variance analyses and communicate key performance drivers to leadership.
• Support annual operating and capital budget preparation and ongoing forecasting.
• Monitor asset performance against approved budgets and business plans.
• Assist with asset valuations, financial modeling, underwriting, and investment analysis.

Asset Business Plan Execution

• Assist in developing annual asset business plans and strategic initiatives.
• Execute approved asset strategies and monitor progress against established objectives.
• Monitor market and economic conditions and recommend adjustments to business plans when appropriate.
• Coordinate value-creation initiatives and operational improvement programs.
• Monitor approved capital projects and ensure alignment with investment objectives.

Construction & Capital Project Oversight

• Coordinate tenant improvement projects and construction draw requests.
• Review project budgets, draw packages, invoices, and supporting documentation.
• Assess construction-related investment and lending risks.
• Collaborate with Design, Construction, and Property Management teams to ensure projects are completed on schedule and within approved budgets.
• Track capital expenditures and evaluate projected versus actual investment returns.

Cross-Functional Portfolio Leadership

• Serve as the primary day-to-day asset management contact for assigned properties.
• Partner with Property Management, Brokerage, Construction, Accounting, and other internal teams to optimize asset performance and resolve issues.
• Act as a key escalation point for asset-level operational concerns and develop solutions that support portfolio objectives.
• Coordinate internal and external stakeholders to ensure effective execution of asset strategies.
• Support leasing initiatives through lease analysis, occupancy reviews, tenant retention efforts, and market evaluations.

Reporting & Investor Support

• Ensure timely completion of portfolio reporting and other asset-level deliverables.
• Prepare asset performance summaries, dashboards, financial analyses, and investment reporting packages.
• Support Investor Relations with asset-level reporting, performance updates, and information requests.
• Assist with lender, investor, ownership, and other stakeholder reporting requirements.
• Present asset performance findings, analyses, and recommendations to senior leadership as needed.

Legal & Stakeholder Management

• Review and interpret leases, loan documents, operating agreements, management agreements, and other legal documents affecting asset performance.
• Monitor compliance with loan covenants, contractual obligations, and ownership requirements.
• Develop and maintain strong relationships with lenders, brokers, attorneys, consultants, vendors, and other professional service providers.
• Coordinate communication and information flow among internal and external stakeholders.

Basic Qualifications

• 3–7+ years of experience in commercial real estate asset management, investments, acquisitions, lending, portfolio management, or a related field.
• Demonstrated experience managing commercial real estate assets and analyzing property-level financial performance.
• Strong understanding of real estate underwriting, budgeting, forecasting, leasing, and investment structures.
• Experience collaborating with cross-functional real estate teams and external stakeholders.
• Strong financial analysis, problem-solving, communication, and organizational skills.

Education & Preferred Qualifications

• Bachelor’s degree required in Real Estate, Finance, Accounting, Business Administration, Economics, or a related field.
• Advanced credentials or graduate education such as CCIM, CPM, CFA, MBA, or MSRE preferred.
• Experience with commercial real estate financial modeling and investment analysis is highly desirable
