Job Title: HVAC Technician (Senior Level)
Job Description
This Senior-level HVAC Technician role focuses on the safe, efficient, and reliable operation of building mechanical systems across a multi-building campus. You will lead and support daily engineering and maintenance activities for HVAC, mechanical, electrical, and plumbing systems, ensuring maximum equipment uptime and protecting the value of the facilities. The position typically follows a Monday through Friday schedule from 7:30 a.m. to 4:00 p.m. with some flexibility, and includes participation in a rotating on-call schedule approximately one week per month for after-hours and weekend support.
Responsibilities
  • Monitor, operate, and maintain refrigeration, water cooling, and air conditioning equipment, including chillers, boilers, heating, ventilating, and hot water systems to ensure safe and efficient performance.
  • Inspect, operate, and maintain pumps, valves, piping, filters, and other mechanical and electrical equipment, reviewing logs as needed to verify proper operation and address issues promptly.
  • Perform preventive maintenance tasks on HVAC and related systems, determining appropriate preventive maintenance and repair frequencies to maximize equipment reliability and uptime.
  • Oversee and coordinate repair and preventive maintenance activities for HVAC systems, ensuring work is completed safely, on schedule, and to quality standards.
  • Support and manage the reliability-based maintenance function by executing equipment inspection and monitoring programs and implementing maintenance best practices.
  • Continuously evaluate maintenance operations and reliability methods, recommending and implementing improvements to enhance equipment performance and cost-effectiveness.
  • Ensure the availability and proper organization of tools, parts, and supplies required to operate and maintain building systems, including preparing and submitting purchase requests and developing sources for stock materials.
  • Conduct periodic checks of inventory levels and equipment conditions to prevent shortages and minimize downtime.
  • Oversee and coordinate the activities of contractors working within the building or campus, ensuring adherence to safety, quality, and operational standards.
  • Identify and address safety hazards within the buildings, incorporating corrective actions to maintain a safe environment for staff and occupants.
  • Implement, administer, and manage safety training programs for the engineering and maintenance team, reinforcing safe work practices and procedures.
  • Ensure compliance with all applicable regulatory laws, codes, and guidelines related to the operation of building infrastructure, and promptly alert management to any discrepancies or compliance risks.
  • Maintain complete and up-to-date infrastructure documentation, including building drawings, single-line diagrams, and records required for Federal, State, and Local regulatory compliance.
  • Provide hands-on training and guidance to team members in basic maintenance, safety procedures, troubleshooting techniques, and the proper use and care of tools and instruments.
  • Recommend relevant external engineering or technical courses to support the ongoing development of the maintenance team.
  • Promote and model a high level of professionalism in conduct, communication, and appearance within the engineering team and when interacting with internal and external customers.
  • Utilize CMMS (such as Corrigo) and other technology tools to document work orders, track maintenance activities, manage assets, and support data-driven decision making.
  • Deliver excellent internal and external customer service by responding promptly and effectively to service requests and building-related issues.
  • Participate in a rotating on-call schedule approximately one week per month, providing after-hours and weekend support, and responding to emergencies or urgent maintenance needs.
  • Perform any other related duties and tasks as assigned to ensure safe, reliable, and efficient building operations.
  • Focus maintenance efforts on building and facility systems and do not perform maintenance on production equipment, which is supported by a separate maintenance team.
Essential Skills
  • Approximately 5 years of facility-related work experience, including building maintenance, mechanical, electrical, and plumbing responsibilities.
  • Demonstrated experience in facilities maintenance or building maintenance within a multi-building or campus environment.
  • Comprehensive knowledge of maintenance processes for HVAC, mechanical, electrical, and plumbing systems.
  • Hands-on HVAC experience, including operation, maintenance, and troubleshooting of refrigeration, cooling, heating, ventilating, and hot water systems.
  • Mechanical skills, including experience with fluid handling and pumping systems, fluid filtration, and general mechanical systems.
  • Electrical maintenance and troubleshooting experience, including industrial maintenance up to 480V and troubleshooting in the 50V-480V range.
  • Plumbing experience related to building and facilities maintenance.
  • Experience using a CMMS (Computerized Maintenance Management System), specifically Corrigo or similar platforms, to manage work orders and maintenance activities.
  • Proficiency with Microsoft Office 365 and other common computer applications used in maintenance and facilities management.
  • Understanding of construction planning and execution as it relates to building systems and maintenance activities.
  • Strong verbal and written communication skills, with the ability to document work clearly and interact effectively with colleagues, contractors, and building occupants.
  • Proven track record of delivering excellent internal and external customer service in a facilities or maintenance environment.
  • Ability to identify safety hazards and implement corrective measures to maintain a safe work environment.
  • Capability to lead and provide daily direction to an engineering or maintenance team while maintaining a high level of professionalism.
Additional Skills & Qualifications
  • Certification as a Universal Technician for CFCs, or the ability to obtain this certification within 90 days of employment.
  • Valid HVAC and EPA certifications.
  • Valid electrical certifications relevant to building and industrial maintenance.
  • Experience with welding and mechanical systems is beneficial.
  • Familiarity with CRM or similar systems for tracking service requests and customer interactions.
  • Experience implementing reliability-based maintenance strategies and best practices.
  • Exposure to industrial maintenance environments, particularly with systems operating up to 480V.
  • Ability to train and mentor junior technicians in maintenance, safety, and troubleshooting procedures.
  • Any additional relevant technical courses or certifications in HVAC, electrical, mechanical, or facilities management are considered an advantage.

Work Environment
You will work in a manufacturing plant setting that spans a campus with multiple buildings, focusing on building and facility systems rather than production equipment. Work is primarily performed on-site, Monday through Friday from approximately 7:30 a.m. to 4:00 p.m., with some flexibility and participation in a rotating on-call schedule for after-hours and weekend support. You will regularly use tools and equipment related to HVAC, mechanical, electrical, and plumbing maintenance, as well as technology such as CMMS software (Corrigo) and Microsoft Office 365. The role involves moving throughout the campus, working both indoors and in plant areas, and collaborating with other facilities staff and contractors in a professional, safety-focused setting.

Pay and Benefits
The pay range for this position is $26.00 - $29.00/hr.
