Primary Function: Perform dedicated (client specific) management business support functions within the Commercial Property Management market and/or platform, serving mostly as first contact with tenants, vendors, and clients.  In addition, assist in budget preparation and works directly with Commercial Property Management team.   Education: A high school diploma is required, along with two to three years of related work experience.  A Bachelor's degree is desirable but not required. Qualifications:        Possess great customer service skillsPositive attitude Flexible and very comfortable with changing prioritiesGood written and verbal communication skillsAttention to detailMust be proficient with personal computers and PC based software, (ie. Microsoft Office) Responsibilities:    The Assistant Portfolio Manager ("APM") is responsible for supporting a key client in  business support functions including processing incoming service requests and dispatching service requests; utilizing web-based solution software to dispatch, track, and close service requests;  accounts payable preparation, contract preparation,  and the preparation and updating  of routine reports.  This position is also responsible for updating and accruately processing  purchase orders,  work orders, as well as invoices, and for in-depth review and compliance monitoring of all information affecting building reporting and performance.  The APM will also function as the first contact with tenants, vendors and clients by receiving incoming telephone calls and emails, determining the nature of the call/email and distributing to the proper area for resolution.   Responsibilities also include analysis and evaluation of problems and events at the building(s), direct participation of administrative and accounting paperwork and the communication of progress and/or areas requiring attention by management.  Other responsibilities include ensuring adherence to the company's policies and procedures, management vendor contracts, and any related, administrative-oriented requests.In addition, the APM will assist in budget preparation, payroll/timekeeping, special projects, after-hours calls/emergencies,related matters within the Property Management market and/or platform, and all other tasks and duties as assigned, with dates to be agreed upon as initiatied by Client and/or Thalhimer.
