Salary: $73,000 - 113,000 per year Requirements:

• BA or BS degree required
• At least four years of experience as an associate developer or in a comparable role
• Strong entrepreneurial drive
• Solid analytical capability
• Well-rounded background in real estate
• Proven ability to persuade others through outstanding verbal and written communication
• Confidence presenting aligned messaging through PowerPoint to potentially challenging audiences
• Strong interpersonal skills and the ability to build and sustain effective working relationships
• Discretion when managing confidential information
• Strong organizational skills, including the ability to prioritize with the development team and work independently
• Ability to perform under pressure with sound judgment in a fast-paced environment
• Strong understanding of project pro formas for market-rate and public housing developments
• Deep knowledge of HUD and Housing Finance Agency budget requirements
• Experience preparing applications for Low Income Housing Tax Credits, Federal Home Loan Bank Affordable Housing Program funds, and other soft funding sources
• Ability to identify and resolve problems quickly and efficiently
• Proficiency with Outlook and Microsoft Office, including Word and Excel
• Punctual, detail-oriented, and able to work quickly and accurately
• Strong work ethic and very high standards
• Mature, professional judgment
• Valid drivers license, insured vehicle, and ability to travel

• Lead real estate development projects from initial concept through construction completion and lease-up
• Oversee both market-rate and affordable development initiatives
• Guide and motivate an internal team of Associate Developers, Assistant Developers, and Administrative Assistants
• Build and manage an external group of financiers, architects, designers, engineers, and contractors
• Evaluate and identify real estate development opportunities
• Assess financial feasibility and site suitability for potential projects
• Report predevelopment spending expectations, development cash flow, and capital needs to the Chief Financial Officer
• Draft and finalize professional RFPs and RFQs
• Build strong public-private partnerships
• Deliver professional presentations to financiers, municipalities, and community stakeholders
• Develop realistic project budgets
• Coordinate the land development approval process efficiently
• Assemble and lead a high-performing development team
• Coordinate with legal counsel
• Manage site control documents, loan agreements, equity documents, and partnership agreements
• Work with architects and engineers on development design
• Establish realistic project schedules
• Ensure deadlines for design, financing, and construction are met
• Keep projects within budget
• Oversee contractors and other professionals during construction
• Manage projects efficiently through strong team leadership
• Deliver real estate development projects on time and within budget
• Coordinate lease-up of completed developments and share relevant criteria information
• Maintain calendars and organize development meeting logistics
