Job Summary We’re looking for a talented Floating Maintenance Supervisor who will be responsible for day‑to‑day maintenance operations and physical upkeep of the assigned property. The supervisor will ensure compliance with Avenue5 policies, standards, and all local, state, and federal regulations, and manage finances to adhere to the property budget. Responsibilities Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance‑related issues in a timely manner per Avenue5 Policy and Practices while maintaining a professional demeanor. Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Execute proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more. Ensure work‑order system accuracy by verifying all orders are completed in a timely manner to company standards and resident satisfaction. Inspect property grounds, buildings, and common‑area amenities daily to maintain safety and cleanliness and identify maintenance, repair or replacement issues. Assist with management of property emergencies such as snow, other inclement weather, fires, and floods. Communicate promptly with maintenance supervisor and property manager on all maintenance issues. Promote safety and risk management in accordance with local, federal, state, and company rules and regulations. Help monitor response times for emergency on‑call/after‑hours maintenance assignments and address issues as needed; participate in on‑call rotation as required. Promote customer satisfaction by maintaining high cleanliness standards and curb appeal, and interact courteously with residents. Foster a positive, collaborative relationship with residents, other properties and associated agencies. Conduct pre‑move‑in and post‑move‑out apartment inspections and ensure timely completion of quality unit turns. Act as mentor to the maintenance team. Maintain a professional demeanor and appearance at all times; promote the same to the team. Administer the company risk management program. Complete special projects assigned by maintenance supervisor and/or property manager. Solicit suppliers and contractors when work is necessary and monitor compliance with company policy. Collaborate with property manager to ensure compliance with company, ownership, state, and federal policies and standards. Walk property weekly with leadership to address challenges and operations. Ensure maintenance costs remain within allotted property budget and provide input on future budgets. Other duties as assigned by property leadership. Education & Experience High school diploma or equivalent. At least three years of experience in the property management industry. CPO certification preferred. EPA or HVAC certification preferred. Possess general maintenance and carpentry skills. Skills & Requirements Must maintain a valid driver’s license, clean driving record, and current auto insurance. Ability to read, write and understand English. Ability to use general office equipment (telephone, fax, printer, copier, and key‑track system). Excellent customer service and interpersonal skills. Strong organizational and time‑management skills. Ability to multi‑task. Basic mathematical skills. Ability to defuse situations involving angry or difficult people. Ability to maintain confidentiality. Maintain professional appearance and comply with uniform policy. Comply with all safety requirements.
