In this role, you'll play a direct part in creating positive resident experiences, preserving property value, and ensuring every home and shared space meets our high standards.If you're motivated, customer-focused, and enjoy a variety of maintenance challenges, we'd love to meet you.About the RoleAs a Maintenance Specialist, you'll be responsible for handling service requests, completing preventative maintenance, preparing apartments for new residents, and supporting the overall appearance and operation of the property. You'll work closely with the Property Manager and contribute to the day-to-day success of the community through reliable service, strong communication, and attention to detail.What Success Looks LikeSuccessful Maintenance Specialists are dependable, proactive, and solutions-oriented. They deliver exceptional service, maintain high-quality standards, and take pride in the communities they support every day.Key ResponsibilitiesMaintenance Operations & RepairsPerform general maintenance and repair work, including plumbing, electrical, HVAC, appliance repair, drywall, painting, carpentry, and other building systems.Diagnose maintenance issues and determine effective solutions.Complete preventative maintenance according to established schedules.Maintain maintenance tools, equipment, and inventory.Ensure repairs are completed safely, efficiently, and to company standards.Resident Service ExcellenceComplete resident service requests accurately, professionally, and in a timely manner.Communicate clearly with residents regarding maintenance updates and expectations.Deliver exceptional customer service during every resident interaction.Follow up as needed to ensure maintenance concerns have been fully resolved.Apartment Turns & Move-In ReadinessPrepare vacant apartments for new residents through repairs, inspections, painting, and cleaning touch-ups.Coordinate apartment turn schedules with the Property Manager.Ensure every apartment meets Talon's quality standards before move-in.Support occupancy goals by minimizing vacancy downtime.Property Appearance & Preventative MaintenanceConduct routine inspections of buildings, common areas, amenities, and grounds.Maintain excellent curb appeal throughout the community.Identify maintenance concerns before they develop into larger issues.Assist with seasonal projects, snow removal, landscaping support, and exterior upkeep as needed.Perform preventative maintenance to protect property assets and reduce future repair costs.Safety & Emergency ResponseParticipate in the on-call rotation and respond appropriately to maintenance emergencies.Follow company safety policies and Standard Operating Procedures (SOPs).Identify and report potential safety hazards immediately.Assist during weather events and other property emergencies.Ensure all work is completed safely and in compliance with company standards.Team Collaboration & OperationsWork closely with the Property Manager to prioritize maintenance needs and projects.Coordinate with vendors and contractors as directed.Maintain accurate work order documentation within AppFolio.Participate in training, team meetings, and continuous improvement initiatives.Support company goals through strong communication, teamwork, and accountability.QualificationsPrevious maintenance, facilities, construction, property management, or skilled trades experience preferred.General knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, and building maintenance.Strong troubleshooting and problem-solving abilities.Excellent customer service and communication skills.Ability to work independently while managing multiple priorities.Comfortable using smartphones, tablets, and maintenance management software.
