HVAC Technician 4- Raleigh, NC

Responsibilities The HVAC Mechanic is responsible for routine and non‑routine operations, maintenance, and repairs of HVAC and building systems and equipment in a large commercial complex with laboratories. The mechanic will report to the Service Manager (SM) or Lead, may have back‑shift or on‑call duty hours, and may also receive direction from the Laboratory Ventilation Manager. Perform maintenance on engineering systems and equipment, including chiller, IFU, VAV, HVAC controls, fire and life‑safety sprinkler systems. Inspect and adjust mechanical equipment and systems; perform preventive maintenance and general maintenance while adhering to building efficiency models. Make periodic inspections of all engineering systems and equipment, monitor equipment operations, and maintain operating logs. Use test equipment and devices pertinent to building operating systems and analyze test results. Record and report all faults, deficiencies, and unusual occurrences; respond to emergency situations and perform tasks necessary for the protection of occupants and property. Under minimal supervision, perform data‑center or mission‑critical environment maintenance activities. Operate and maintain critical systems such as HVAC, CRAC units, life‑safety and building automated systems, and utility systems. Use BAS systems to control equipment, monitor facility conditions, and capture/trend data for analysis and energy modeling. Follow electrical safety precautions and Arc‑Flash requirements. Use personal protective equipment properly. Other duties, responsibilities, and activities may change or be assigned at any time with or without notice. Qualifications High school diploma or GED with a minimum of 8 years of experience working with complex HVAC systems and equipment, including chillers, boilers, package units, and VAV systems (direct digital, pneumatic, and automated control systems). Minimum five (5) years of experience working with large HVAC systems in commercial facilities. Preferably possesses a State of North Carolina HVAC Heating Group 2 or Group 3 Class 1 license. Factory training and certification on BAS platforms are considered a plus. Applicants selected will be subject to a government security investigation and must meet eligibility requirements, including U.S. citizenship and ability to obtain & maintain an HSPD‑12 Clearance. Abilities Lifting, carrying, and moving objects up to 50 pounds regularly; demonstrate physical strength and stamina. Relocating a 12‑foot stepladder without assistance. Working at heights up to 60 feet on scaffolds, aerial lifts, catwalks, and ladders. Using a standard ladder without exceeding the weight limit while carrying tools. Good vision (corrected or uncorrected), ability to see in color, and ability to hear and communicate in English. #J-18808-Ljbffr M.C. Dean
