Senior Estimator - Self Perform Drywall

Drywall Estimating ManagerConduct estimating activities for Self-Perform Operations (SPO) drywall scopes of work on large or complex drywall and general trades projects, including preparation of estimates, value engineering, budget controls, alternative and comparative studies, constructability reviews and Target Value Design to develop complete, accurate, and well-supported estimates, bids and Guaranteed Maximum Price (GMP).Essential Duties & Key Responsibilities:Perform complex estimating activities working in collaboration with Self Perform Operations (SPO) Drywall and Preconstruction managers to throughout preconstruction phase launch process.Prepare detailed estimate including completing quantity take-offs, analysis, estimate input, and studies for items incorporated in assigned scope.Develop thorough understanding of drywall estimating strategy for each SPO project and implement throughout preconstruction phase.Develop conceptual estimate and schematic level drawings to establish budget for self-performed drywall scopes of work.Identify key areas of scope to be developed in subsequent drawing rounds to limit risk to SPO for drywall activities.Generate labor productivity rates in coordination with historical data and project specific constraints.Develop and maintain vendor relationships in order to solicit competitive pricing.Develop thorough understanding of market conditions and impacts to drywall pricing, including material escalation and lead times.Identify design issues and project risks impacting SPO for drywall, generate solutions and collaborate with Preconstruction team to resolve.Analyze project schedules for sequencing risk and prepare labor loaded schedules based on estimated days.Define markups and labor rates based on project approach, backlog and level of risk.Prepare comparison analysis to previous estimates and develop clear and concise messages to explain variances for each project stakeholder.Manage distribution of current design documents for Trades budgeting and bidding and account for sufficient Trades input.Conduct reviews of design documents for completion; assemble comments and requests for additional information needed to provide complete estimates.Visit project sites to evaluate existing conditions, identify and capture scope not included in design documents.Provide pricing for value engineering, alternates, options, and special studies.Utilize Building Information Models (BIM) for quantity take-off and visualization to support complete estimate preparation.For subcontracted work, prepare Trades bid proposal forms and bid recording sheets, evaluate trade partner input for scope inclusion, and identify scope gaps and overlaps, coordinate with other staff managing trades.Review estimate for complete and accurate pricing within estimate or Guaranteed Maximum Price (GMP), reflect recent pricing data and Trades bids or budgets.Contribute to estimate review meetings with internal stakeholders to validate estimate prior to client delivery.Lead coordination of operational input during estimating, bidding, and GMP process; confirm estimate incorporates detailed General Conditions/Requirement (GC/GRs) study, site logistics, and Building L.I.F.E. as prepared by project Operations team.Develop, lead, or support assembly of estimate, bid or GMP documents required by and submitted to owner, coordinate requirements with contract agreement.Qualifications:Minimum of 6 years of related experience performing detailed estimates for specialty scopes of work (e.g., framing, drywall, acoustic ceilings, specialty ceilings, delegated design cold formed metal framing, and doors, frames, hardware)Bachelor's Degree from accredited degree program in Engineering, Architecture, Construction Management, Building Construction, or related field of study a plus, or equivalent combination of education, training, and experienceExperience in project engineering, field supervision, or purchasingKnowledge of building construction, materials, systems, market conditions, Trade practicesAbility to read, understand and interpret contract documents, drawings, specifications, scopes of work, and project scheduleExtensive knowledge of estimating documents and ability to provide accurate qualitative and quantitative analysis of documentsConceptual ability to work with minimum information and quickly develop understanding of requirementsAdvanced project management skills to prioritize competing demands and meet deadlinesFamiliar with operating procedures and methods of other departments (e.g., Procurement, Operations)Supervisory or management experienceProfessional verbal and written communication skills, able to present information to non-technical audiencesProficient computer skills and Microsoft Office suite of applications, and computer-based takeoff and estimating softwareLimited travelPhysical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
