Apartments Team Maintenance Supervisor

What You’ll Do Lead and schedule a team of 2–3 Maintenance Technicians Oversee repairs, preventive maintenance, and unit turnovers Manage work involving HVAC, plumbing, electrical, and carpentry Maintain inventory of tools, parts, and supplies Coordinate with outside vendors and contractors Use mobile software to track work orders and progress Rotate on-call duties and handle emergency maintenance as needed Must‑Haves 3+ years of hands‑on maintenance experience (residential or multifamily preferred) Leadership or supervisory experience a plus Solid knowledge of HVAC, plumbing, electrical, and carpentry Strong organizational and communication skills Valid driver’s license, reliable vehicle, and basic tools Ability to lift 75 lbs and work in elevated or confined spaces Nice to Have Certifications in HVAC, electrical, or plumbing Experience training or mentoring technicians Strong problem‑solving mindset and attention to detail Familiarity with property management or maintenance software Not a Fit If You Struggle to manage multiple priorities or meet deadlines Prefer working alone and avoid leading others Overlook details or cut corners on safety and quality Have poor communication or follow‑through with your team Are uncomfortable being on call or handling urgent situations Why You’ll Love Working Here Comprehensive health, dental, and vision benefits Paid time off and holidays Opportunities for growth and advancement within Smartland Supportive, team‑driven culture that values reliability, accountability, and craftsmanship #J-18808-Ljbffr Smartland
