SUMMARY DESCRIPTION

The PUNCH TECHNICIAN is to maintain the physical integrity of the community. This is a temporary position to provide coverage for an employee on a leave of absence. Strong performance in this role will likely lead to future opportunities at this property or within our broader portfolio.

DUTIES AND RESPONSIBILITIES

Punch Technicians Job Responsibilities: Punch Technician prepare vacant apartments for market-ready status through turn-over repairs, and installations, and trash outs. Punch Technician execute and sustain the daily upkeep/cleanliness of the property buildings, amenities, common areas, and grounds: including trash pickup. ceiling fans, electrical outlets, light switches, dishwashers and garbage disposals, etc. Punch Technician daily use of standard machinery, including but not limited to pressure washers, blowers, wet vacs, etc. Punch Technician install larger appliances: refrigerators, washer/dryers, stoves, locks, etc. Punch Technician unit prep including exterior/interior painting, caulking, minor drywall repair, minor plumbing, pressure washing, etc. Other duties may be periodically assigned by Manager or Maintenance Supervisor

KNOWLEDGE, SKILLS, AND ABILITIES

Ability to take direction but work independently Ability to communicate clearly and professionally in English at a fluent level in both written and verbal form with residents, co-workers, and vendors General knowledge of building codes and laws applicable to the community (i.e. Freon recovery, electrical, plumbing, swimming pools) Ability to work outdoors and/or without air conditioning for extended periods of time.

EDUCATIONAL/TECHNICAL REQUIREMENTS

A high school diploma or equivalent and professional knowledge of trades/maintenance discipline are required Must possess and maintain a valid driver’s license (as applicable by the property)

PHYSICAL DEMANDS/WORKING CONDITIONS:

Climb Stairs - Service requests, make-ready needs for 2nd and 3rd-floor apartments. Push or Pull - Move equipment, appliances, open/close doors, etc. Reach above Shoulder - Perform routine maintenance/repairs, stock, and remove equipment, parts, etc. Climb Ladders - Perform routine maintenance/repairs. Grasp/Grip/Turning - Handle tools and equipment, perform routine maintenance/repairs. Finger Dexterity - Handle tools and equipment, perform routine maintenance/repairs. Writing - inventory maintenance, requisition requests, required maintenance reports.
