Build and Program the Systems That Make Buildings Perform

Accutemp Engineering is seeking an experienced HVAC Controls Programmer to join our growing Building Automation and Controls team.

This is a hands-on technical role for someone who understands both the programming side of building automation and how HVAC equipment actually operates in the field. You’ll be responsible for programming, integrating, commissioning, troubleshooting, and optimizing Building Automation Systems across a variety of commercial HVAC applications.

The ideal candidate will have strong experience with Tridium Niagara 4 (N4) , Johnson Controls CCT programming software , and Johnson Controls FX platforms . Current Niagara certification is highly valued, and candidates who bring both controls-programming expertise and a strong electrical or mechanical background will stand out.

This position offers a blend of office-based programming and field commissioning , giving you the opportunity to take projects from initial controls development through startup, testing, optimization, and final turnover.

BAS Programming & Controls Development

• Program, configure, and modify Building Automation Systems for commercial HVAC applications. 
• Develop and support Tridium Niagara 4 / N4 applications , including JACE and Supervisor stations. 
• Program and configure Johnson Controls FX controllers and related BAS equipment . 
• Develop and modify control logic using Johnson Controls CCT programming software . 
• Build and configure: 
  • Control sequences 
  • Point databases 
  • Graphics 
  • Alarms 
  • Trends and histories 
  • Schedules 
  • Operator interfaces 
  • Equipment and system-level logic 
• Translate written sequences of operation into functional BAS programming. 
• Develop reusable programming standards and templates that improve consistency and commissioning efficiency. 
• Maintain accurate controller programs, station databases, programming backups, graphics, and project files. 

System Integration

• Configure and troubleshoot BAS communication networks and third-party integrations. 
• Integrate HVAC equipment and control devices using protocols including: 
  • BACnet/IP 
  • BACnet MS/TP 
  • Modbus 
  • Other common BAS communication protocols 
• Perform point discovery, mapping, addressing, and database configuration. 
• Troubleshoot communication failures, network conflicts, device addressing, and integration issues. 
• Coordinate with equipment manufacturers, vendors, controls technicians, and other trades when integrating third-party devices. 

Startup, Commissioning & Troubleshooting

• Perform system startup and commissioning for new and existing BAS installations. 
• Conduct point-to-point verification and functional performance testing. 
• Verify sensors, actuators, controllers, equipment safeties, and sequences of operation. 
• Diagnose and resolve programming, controller, network, field-device, and system-integration issues. 
• Tune control loops and sequences to improve HVAC system stability, comfort, and energy performance. 
• Review system trends and operating data to identify performance issues and optimization opportunities. 
• Support project closeout, customer training, and final system turnover. 

HVAC Systems & Technical Coordination

• Program and commission controls for equipment such as: 
  • Air Handling Units 
  • Rooftop Units 
  • VAV systems 
  • Boilers 
  • Chillers 
  • Pumps 
  • Cooling towers 
  • Exhaust systems 
  • Hydronic systems 
  • Central plants 
  • Other commercial HVAC equipment 
• Review mechanical plans, electrical schematics, control drawings, specifications, and sequences of operation. 
• Work closely with Accutemp project managers, engineers, controls technicians, electricians, mechanical teams, and customers. 
• Participate in project meetings and coordinate controls work with overall construction schedules. 
• Identify design, programming, or installation issues early and communicate recommended solutions. 

Required Qualifications

• Demonstrated experience programming Building Automation Systems (BAS) / Direct Digital Controls (DDC) . 
• Strong hands-on experience with Tridium Niagara 4 (N4) . 
• Experience programming or commissioning Johnson Controls FX systems. 
• Experience with Johnson Controls CCT programming software strongly preferred. 
• Ability to develop and modify HVAC control sequences from written sequences of operation. 
• Strong understanding of commercial HVAC equipment and system operation. 
• Working knowledge of BACnet/IP, BACnet MS/TP, Modbus, and BAS networking. 
• Ability to read and interpret: 
  • Mechanical drawings 
  • Electrical schematics 
  • Wiring diagrams 
  • Control drawings 
  • Sequences of operation 
• Strong troubleshooting and analytical skills. 
• Ability to independently work through startup, commissioning, and programming issues. 
• Strong written and verbal communication skills. 
• Ability to manage multiple projects and priorities. 
• Valid driver’s license and ability to travel to project sites throughout the region. 

Preferred Qualifications

• Current Tridium Niagara 4 / N4 Certification
• Experience programming Niagara JACE and Supervisor applications
• Advanced experience with Johnson Controls FX
• Strong experience with CCI / Control Concepts
• Experience creating reusable BAS programming standards, templates, graphics, alarm strategies, and trend standards 
• Experience integrating third-party HVAC systems and equipment 
• Experience with energy optimization and system-performance analysis 
• Experience supporting controls projects from engineering through commissioning and customer turnover 
• Strong electrical troubleshooting background 

Massachusetts Electrical License — Major Plus

Work Environment

This is a hybrid field and office position .

The role will include:

• Office-based controls programming and engineering support 
• Remote system troubleshooting when appropriate 
• Field startup and commissioning 
• Customer and project-site visits 
• Collaboration with Accutemp’s project and field teams 

The amount of field versus office work will vary depending on project schedules and commissioning needs.

Compensation

$60–$75 per hour

Accutemp may consider higher compensation for candidates with exceptional controls experience, advanced Niagara expertise, highly relevant certifications, or a Massachusetts electrical license.
