Job Title: Facilities Maintenance Tech I

Reports to: Facilities Director/ Facilities Lead

FSLA Status: Non‐Exempt

Work Environment: Residential Retirement Community. While performing the duties of the job

employee is frequently exposed to all weather conditions (rain, cold, heat, etc.). Frequently walks,

climbs ladders, stoops, kneels, crouches, reaches, bends, and stands for extended periods of time.

Frequently push/pull/lift to 50 lbs. May be required to work overtime and be available for emergencies.

Department: Maintenance

Purpose & Supervision: The Facilities Maintenance Tech I is responsible for performing maintenance

and custodial services throughout the facilities as directed by the Facilities Director and Facilities Lead.

Essential Job Functions:                 

Perform maintenance and custodial services throughout the facilities including:

 Cleaning of meeting rooms, locker rooms, restrooms, and kitchens.

 Trash Removal.

 Meeting setup and breakdown.

 Inspect all facilities as directed by the Facilities Director and Lead.

 Maintain appropriate logs and activity reports.

 Maintain up‐to‐date inventory of parts, chemicals, and supplies. Dispose of obsolete items

safely and promptly.

 Maintain safe and orderly work areas and storage places.

 Knowledge of or ability to learn property operation of power washers, floor cleaning machines,

vacuums, etc.

 Perform additional duties as requests by Facilities Director/Facilities Supervisor.   

 Understand and comply with OVA’s established Injury and Illness Prevention Program (IIPP),

Employee Handbook, and other policies as may be added from time to time.

Qualifications:

 Strong English written and verbal communication skills.

 High school diploma or vocational trade certificate preferred.

 Valid California Driver’s license

 Excellent people skills, ability to remain calm under pressure

 Ability to work independently after initial direction

 Basic computer skills.

 Previous custodial experience preferred

Physical Demands:

 Ability to lift/carry 50 lbs.

 Ability to climb ladders.

 Ability to enter crawl spaces, attics, and confined spaces.

 Ability to perform repetitive motions while using hand tools, power tools. and janitorial tools
