We are looking for a passionate and experienced Project Manager to join our construction team. This role is suited to an experienced professional with a track record of successful project delivery, who works well independently and as part of a team.

Building Culture is a vertically integrated placemaking firm in Oklahoma City. Qualifications

• Minimum 8 years in project management on small to midsize commercial construction projects (diverse experience preferred), with at least 3 years managing projects end to end. Production single family/homebuilding experience is a benefit, however applicants should have 3 years minimum of commercial construction management experience.
• Experience in estimating & preconstruction, buyout, construction management, and closeout is expected. Well qualified candidates will be able to lead projects from end to end both independently, and as part of a team.
• Deep knowledge of construction methods, materials, and codes; reads drawings accurately and catches conflicts before the field does.
• Elite problem solver. Consistently makes well-reasoned independent decisions balancing quality, budget, timeline, & relationships.
• Clear, concise, and professional communicator (written and oral). Maintain thorough documentation.
• Proficient in project management software, Bluebeam, and leveraging AI tools.
• Valid driver's license and reliable transportation.

Compensation:

Ranges commensurate with experience. Relocation stipends may be offered to exceptional candidates.

Work Hours and Setting

• Must be available for 45–55 hours per week, Monday – Friday. Typical expected working hours are 7:30am – 5:30pm with flexibility based on season and schedule demands. Weekend work is occasional based on need, and the Project Manager is expected to be available during critical project phases.
• Travel to/from work is not paid, unless the jobsite is far outside of Edmond/Oklahoma Metro. Travel between jobs, once on the clock, is paid. Travel mileage in a personal vehicle will be reimbursed.
• Expected to be available on site and via phone, text, and email throughout the day. This job is a ~80% office:20% field role; work settings include the main company office, field offices, and active construction sites. The office:field ratio will vary week to week and month to month depending on project schedule and needs. This is not an office-only role — the Project Manager is expected to have a real presence on site, know the work, and be able to resolve issues in the field at the right level of detail and speed.

Dress

Professional construction dress. BC branded gear on site; professional casual in office and meetings. Pants required except for manual labor above 95 degrees; closed-toed shoes required.

Safety

Accountable for the safety program: back every good-faith stop-work decision, maintain OSHA compliance, and address unsafe subcontractor behavior.

Responsibilities:

Deliver projects on time, on budget, with excellent relationships and quality:

• Own the project – single point of accountability for scope, schedule, budget, quality, safety, and relationships with client, consultants, city, and trade partners.
• Engage design early: price what is being designed, and raise constructability, cost, and code issues before they lock in.
• Produce and own the budget and run the buyout – bid packages, leveling, scope gaps, best-value awards, subcontracts and POs. Manage RFIs, submittals, change orders, job costing, billings, draws, and lien waiver compliance.
• Build and hold the schedule. Drive the project tempo.
• Drive punch list, closeout, and warranty to STRONG completion – the last 5% matters as much as the first 95%. Other duties as assigned.
• Manage project documentation: RFI's, submittals, transmittals, logs. Manage job-cost budget tracking and prepare thorough construction draws.
• Recruit, vet, and develop the trade partner base. Bring new high-quality bidders to the table each quarter and maintain accurate vendor and contact records.
• Own the client and consultant relationship at the project level. Communicate proactively about status, issues, risks, and decisions – particularly the ones they will not like.
• Coordinate with city officials and inspectors on permitting, inspections, and code matters. Keep the permit path off the critical path.
• Enforce Building Culture's standard of craftsmanship. If it's not right, it gets fixed before we move on – and the cost of that decision is yours to manage.
• Manage warranty response after completion. How we handle a warranty call is how we are remembered.
• Bring construction management knowledge, expertise, and processes that we do not currently have, and refine our processes over time. We expect to get better because you are here.
• Look ahead and plan in advance to address problems before they arise. Solve logistical and commercial problems independently. Communicate problems and potential solutions promptly.
• Mentor and develop the field and project team. Set the standard, teach the standard, enforce the standard.
• Maintain accurate personal time clock / time sheet for all hours worked, divided by job and task. Maintain an accurate report for the company credit card.
• Timely response to communication (phone calls w/in 1 hour; emails generally within 24 hours).
