Fogelman is hiring an experienced Property Manager to lead the team at Wood Terrace Apartments located in the Doraville area. This property is scheduled to transition at the end of July. The Property Manager is fully accountable for all property operations. The purpose of this role is to effectively manage and coordinate employees, activities and available resources in order to accomplish property objectives as set forth by the Regional Vice President, ownership group, and Fogelman Properties. These objectives will include maximizing occupancy levels and property values.

Essential duties and responsibilities include:

  • Conducting all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.
  • Assisting the Regional Vice President in formulation of budgets for each upcoming calendar year.
  • Staying within the established budget guidelines throughout the year, escalating any anomalies or exceptions.
  • Reviewing monthly financial statements and preparing owner reports.
  • Ensuring that all rents are collected, posted, and deposited in a timely manner.
  • Performing evictions and utility cut-offs as required on delinquent rents.
  • Maintaining a positive relationship with vendors to ensure accurate invoicing, work scheduling, and obtaining certificates of insurance (COI).
  • Approving and submitting all invoices to corporate office for processing.
  • Approving property expenditures.
  • Recruiting, hiring, training, and supervising all on-site property staff in order to achieve operational goals of assigned property.
  • Working with the Human Resources department in developing and coaching employees to achieve property and company goals.
  • Conducting ongoing training with property staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed.
  • Ensuring that lease files are completed accurately and timely.
  • Reviewing all lease applications and signing new move-in leases and addendums.
  • Conducting property inspections with government agencies, Fogelman leadership, and property owners.
  • Ensuring that the property meets all requirements as outlined in Fogelman audits and regulatory agency audits.
  • Being responsible for office opening on schedule, condition of office and model apartments.
  • Maintaining all on-site local and state licenses.
  • Reporting all liability and property incidents through the online incident reporting system.
  • Being responsible for other special projects and reports upon request (e.g., Capital Improvement and Interior Renovations).
  • Building a resident focused culture.
  • Ensuring employees are in compliance with all Fair Housing laws.
  • Reviewing all notices to vacate to determine the cause of the move-out. Locating any problem areas and developing plans for process improvement.
  • Following Fogelman policies and procedures to maintain positive resident communications; e.g., resolving complaints, service requests, etc.
  • Physically walking and inspecting the entire property on a regular basis, including verifying the condition of the overall property, common areas, and vacant apartments.
  • Ensuring that all service requests are assigned and completed in a timely manner.
  • Coordinating with maintenance staff to ensure timely turnover of apartments after move-out.
  • Developing a property marketing plan and overseeing outside marketing.
  • Ensuring that the marketing reports are completed in a timely manner.
  • Training the leasing staff to properly welcome and show the property to prospective residents.
  • Maintaining awareness of market/industry conditions and trends.
  • Adhering to all company policies including but not limited to safety and Fair Housing.
  • Being available for weekend work.
  • Being available for less than 5% overnight travel.
  • Performing other job duties as assigned.

Qualifications and skills include:

  • Five years of experience in on-site property management preferred.
  • Three years of experience as a property manager preferred.
  • Must have background in supervision and a successful track record of accomplishments.
  • Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification preferred.
  • Working knowledge of property management platforms (i.e., Yardi, Entrata, Yieldstar, CRM).
  • Excellent communication (verbal and written), relationship-building, and customer service skills.
  • Lease up or new construction experience with proven results preferred for new development properties.
  • Depending on the property, a valid driver's license and automobile insurance may be required.

Environmental and physical demands include:

  • Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
  • Frequently lift less than 20 lbs; occasionally lift over 20 lbs.
  • Strong constant finger dexterity with ability to grasp/turn.
  • Strong sensory skills such as good eyesight, good hearing; ability to comprehend, speak, write and communicate.
  • Work in a variety of conditions, including both indoors and outdoors; noise level is usually moderate.
  • Possible exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
