Director of Property Management

McLeRoy Property Management, LLC is seeking an experienced Director of Property Management to take ownership of the day-to-day physical and operational performance of a diversified residential and commercial real estate portfolio. This is a hands‑on leadership role centered on property operations, maintenance, vendor management, tenant service, expense control, inspections, turnovers, and capital-project execution. This is not a leasing or collections position. New leasing, lease renewals, rent collections, accounts receivable, and delinquency management are handled separately. What You Will Own Portfolio Operations: Manage day-to-day operations across residential and commercial properties; conduct routine inspections; identify maintenance, safety, appearance, and condition issues; maintain organized operational records; and keep ownership informed of material issues. Maintenance & Facilities: Lead maintenance coordination, preventive maintenance, vendor management, emergency response, repair decisions, unit turnovers, make‑ready work, and long‑term asset‑preservation planning. Tenant & Resident Service: Serve as the primary operational contact for existing tenants and residents; coordinate maintenance, access, inspections, service interruptions, and resolution of routine property‑related concerns. Operating Expense Management: Help prepare operating budgets; monitor controllable expenses; review invoices; manage service contracts; evaluate vendor pricing; and identify practical opportunities to reduce long‑term operating costs without deferring necessary maintenance. Property Condition & Inspections: Establish a consistent inspection program; track deferred maintenance; monitor major building components; document corrective actions; and ensure properties are maintained to company standards. Capital Projects: Help define project scopes, obtain competitive proposals, coordinate contractors, track schedules and costs, inspect completed work, and maintain project documentation and warranties. People & Vendors: Supervise maintenance or property‑operations personnel as assigned, hold vendors accountable for quality and timeliness, and maintain dependable contractor relationships across the portfolio. Qualifications Experience in property management, facilities management, or real estate operations Proficiency in budgeting, lease administration, contract management, and basic financial analysis related to property performance. Knowledge of safety standards, local regulations, and best practices for maintaining construction sites and developed properties. Strong organizational, planning, and problem‑solving skills, with the ability to manage multiple properties and priorities simultaneously. Effective communication and leadership skills for coordinating with internal teams, vendors, contractors, and external partners. Experience using property management software, spreadsheets, and digital tools for tracking assets, work orders, and documentation. Ability to work on‑site in Zebulon, GA and conduct regular inspections of properties and land development projects. Bachelor’s degree in business, construction management, real estate, or a related field, or equivalent combination of education and relevant experience. Valid driver’s license and willingness to travel between properties and project sites as needed.
