Commercial Construction Project Manager - Ground Up

Job Overview KDC Construction Inc. (CCI), dba KDC Construction, is a leader in the Grocery/Retail/Restaurant construction industry. The Project Manager is responsible for the planning, design, execution, monitoring, control, and closure of each assigned project; working with the Project Team. The Project Manager plans for and designates project resources, develops budgets, and directs progress. The Project Manager is accountable for the entire project scope, project team performance, resources, and overall success of each assigned project. The position communicates project specifications with all levels from Company’s field management to executive management and externally with client, subcontractors, and vendors. Key Responsibilities Oversee the planning, design, execution, monitoring, controlling, and closure of projects from initial client contact through hand‑off to field superintendents and project close. Mentor Assistant Project Manager(s) and ensure company procedures are followed. Establish and maintain positive long‑term client relationships. Lead pre‑construction activities (site surveys, subcontractor selection, client proposals). Partner with estimating to develop bid packages. Schedule and manage milestones and timelines. Participate in the award process and prepare subcontract agreements. Develop budgets and estimates for all design stages. Manage master schedules, project timelines, and milestones. Provide updates and weekly schedules to owners/executive management. Coordinate acquisition of permits, verify inspection schedules, and manage subcontracts and change orders. Ensure weekly customer update reports are accurate, timely, and correct. Verify employee time allocation, timesheets, and safety requirements for all personnel. Other duties as assigned. Working closely with the Project Team, managing construction projects from initial client contact and proposal phases to the hand‑off to the field superintendents through the accounting project close. Education, Experience, and Skills 5 years of related project management experience or equivalent. Preferred degree in construction management or a related field. Proven track record of measurable achievements and leadership roles. Strong written and verbal communication skills at all levels. Pre‑construction process experience (site surveys, subcontractor selection, client proposals). Scheduling, purchasing, estimating experience and management of personnel, vendors, and subcontractors. Experience with retail, fast‑casual dining, quick‑service dining, and hospitality sectors preferred. Ability to read and understand plans and specifications. Ability to perform cost‑to‑complete analysis for each assigned project. Proficient with computers and familiar with Microsoft Office suite. Experience with Microsoft Project preferred. Experience with Sage 300 (Timberline), PlanGrid, and Bluebeam is a plus. Attention to detail, creative problem‑solving, analytical skills, and common sense. Must possess or be able to obtain a valid state driver’s license, clean driving record, and reliable transportation. Benefits Competitive salary/hourly range of $106,738 to $133,423 (considering experience).
