Service Technician (61274)

Service Technician Location: Hamlet Apartments – West Des Moines, IA 50265. Salary: $20.00–$22.00 hourly. Shift: Day, including weekends. Employment Type: Full‑time (30–40 hours per week). Travel: up to 25%. Reports To: Community Manager. Overview As the Service Technician, you will assist with maintaining the physical assets and ensuring customer satisfaction. You will diagnose problems, perform general repairs, aid with apartment make‑readies, carry out preventive maintenance, and support construction or rehabilitation projects. Key Responsibilities Use industry‑specific technology to ensure repairs and replacements are completed timely and units are move‑in ready. Complete maintenance requests, replacements, and upkeep—including exterior grounds and common areas, HVAC troubleshooting, and assist with make‑readies. Identify and correct hazardous conditions, reporting hazards to the Community Manager and Service Manager. Ensure that preventive maintenance programs are followed and documented according to BH guidelines. Maintain and secure all property‑issued tools. Distribute notices regarding vacates and other community communications, when applicable. Share on‑call responsibilities, including inclement weather conditions, with the maintenance team. Respond to resident requests per company standards. Comply with OSHA and all other safety requirements and understand federal, state, and local codes and internal policies regarding maintenance. Perform other duties as assigned. Qualifications Six months to one year of general maintenance and safety experience. Basic computer skills required to perform job functions. Ability to perform manual, task‑oriented work under direct supervision. High School or GED is a plus. Working knowledge of HVAC. Required to provide own industry‑specific hand tools. Physical Requirements Lifting up to 50 pounds. Full range of motion with upper and lower body, including standing, walking, bending, stooping, crawling, and climbing stairs. Ability to work with both hands for frequent grasping and manipulation. Ability to push or pull items and reach overhead. Operation of a motor vehicle onsite, if applicable.
